IPM GmbH is planning to have the new Fire and Rescue Station 7 and the South Depot built on a turnkey basis as part of a comprehensive tendering process. The scope of services includes planning and construction services for the new location on an undeveloped plot of land between Werstener Friedhofstraße and Hügelstraße in Düsseldorf.
The contract to be awarded relates to planning and construction services for the new fire and rescue station 7 and the depot south at Werstener Friedhofstraße 70 - 72 in Düsseldorf. The contractor must construct the new fire brigade and depot buildings and the outdoor facilities.
- Space requirement Fire and Rescue Station 7: GFA approx. 8,080 m²
- Space requirement depot south: GFA approx. 4,645 m²
- Total new building GFA: approx. 12,725 m²
The contract will be awarded to a general contractor, who will also take care of the planning from phase 5 onwards. The kitchen equipment is one of the services provided by the general contractor. Preliminary clearing work, explosive ordnance investigations and construction water and electricity connection work are carried out on site. Also on site are the construction of traffic routes in the public road space, the parking lot planned on a separate plot of land and the necessary replacement tree planting.
The state capital of Düsseldorf has decided on the need for the new fire and rescue station 7. In addition, the depots, which were previously located at different locations, are to be centralised at this location.
The building plot is bordered on two sides by residential development. To the northwest of the property runs the urban green corridor of the Hügelstraße. To the southwest, the property is bordered by Werstener Friedhofstraße. There is a high-voltage pylon on the building site, to which a 25 m wide protective area must be maintained on both sides, within which only limited development is permitted.
The property will be accessed via the existing infrastructure of Werstener Friedhofstraße. The access roads will also be realized via the aforementioned road. In the area south of the new building, a parking lot will be created on site in accordance with the parking space ordinance. The existing fire brigade access road will be retained as it is. The fire station and the depot will each have separate entrances and exits for the respective courtyards. This is necessary so that the operating processes function independently of each other and occupational health and safety can be guaranteed.
Fire and Rescue Station 7:
The new Fire and Rescue Station 7 will have three building sections. The buildings of the fire station will be located on Wersten's Friedhofstraße, where the exit hall parallel to the street will allow vehicles to move out directly. The U-shaped building block will house the administration, the social, rest and sanitary rooms as well as technical and storage rooms, a washing hall and the compensation and exercise rooms.
The new fire and rescue station 7 will contain the following core areas:
- A vehicle hall with 18 parking spaces for fire and rescue service vehicles and a car wash hall
- Associated lounges, social and kitchen rooms as well as sanitary and sports areas for the 24 employees of the emergency service
- Office and training rooms for the operation of the fire and rescue station
- Functional rooms (locker rooms, storage areas, black and white areas) for the operation of the fire and rescue station
- A workshop area, operated by the employees of the emergency service, for the inspection, maintenance and repair of stretchers
- A workshop area, operated by the employees of the emergency service, for the testing, maintenance and repair of portable ladders of the fire brigade
- Functional outdoor facilities (driveways, alarm exits, inner courtyard)
Depot South:
The depots, which were previously located at different locations, will be merged into one central location.
Most of the depot will be located at the rear of the property. It consists of three larger building sections, two small structures and the operational outdoor facilities. The administration wing, the changing rooms and sanitary facilities as well as the large recreation room and the vehicle hall are located there. Parallel to the green corridor under the area of the high-voltage line is the material warehouse of the depot. In the north, this part of the building bends and runs parallel to the property boundary to the northwest (Hermannstadtstraße) over a length of 90 metres.
The new construction of the central depot south is to include the following core functional areas:
- Common rooms, kitchen, sanitary facilities including toilet facilities, changing rooms with areas for the installation of double lockers for a black-and-white separation and showers for the approx. 110 employees.
- Functional areas (storage areas for materials, pesticides, fertilisers, halls and sheds for vehicles, machinery and equipment).
- Office, meeting and training room including necessary functional or ancillary rooms.
- Outdoor area for the installation of bulk boxes (e.g. green waste, topsoil, other bulk material), creation of an outdoor storage facility (e.g. for tree hangers, stones) and container areas. The new building of the depot south will consist of three building sections as well as several smaller structures.
In order to take into account the goal of the state capital Düsseldorf to be climate-neutral by 2035, the following points were taken into account in the early planning phases:
- Brine-to-water heat pumps to supply heat to the building
- Solar thermal energy to support the heating system and to cover a portion of the heat for hot water demand
- Desired DGNB certification: Gold and QNG seal
