Landesblindenschule Neuwied, boarding schools 1-6 fire protection measures and internal property planning buildings in accordance with Part 3 Section 1 HOAI

The services of the contractor include the property planning of buildings, service phases (LPH) 2 to 9 in accordance with § 34 HOAI (on the basis of own services in certain areas also dispensing basic services or partial services for basic services) for the implementation of repairs (fire protection) and maintenance of the boarding school buildings (buildings 1-6) of the Landesschule für Blind and Visually Impaired in Neuwied. The buildings are located in the entire complex of the Blindenschule in 56567 Neuwied, Feldkircher Straße.

The basic services are supplemented in particular by the following special services:

— Inventory and compilation of inventory plans, digital,

— Establish, update, and complete a room book,

- Checking and evaluating secondary offers,

— creation of a color and material concept,

— drawing up the fire plans for the buildings and a fire brigade map for the entire property,

— Monitor the rectification of defects within the warranty periods.

The overall construction project consists of 6 boarding schools, which are essentially the same. Due to the spatial conditions, the 6 buildings will be divided into 2 groups of measures.

— Group 1: Building 1-4,

— Group 2: Building 5-6,

The structural implementation of the overall measure takes place by building. Each building has its own construction phase.

The buildings are 2 storeys, with basement and have a flat roof. The access is carried out via an upstream staircase with a pent roof construction.

External dimensions of each building: 23.10 m x 27.75 m.

The buildings must be renovated in accordance with the fire protection concept and pollutant remediation is also required. The sanitary rooms are rebuilt and rebuilt. Maintenance work as well as the upgrading of the technical equipment are also carried out.

Buildings 1-4 inhabit blind and visually impaired children. There are accommodation rooms (16 beds/floor), living-dining room, kitchenette and sanitary facilities, as well as conference, therapy room and office on the upper floor. The KG has storage, technical, hobby, play, fitness and toilet rooms.

Buildings 5 and 6 are currently used to take care of adult people with multiple disabilities. There are group, relaxation, therapy, multi-purpose, staff, sanitary rooms and a kitchenette. The KG has storage, technical, hobby, party room, laundry room and work rooms.

Essential measures to be taken by the architect as part of the renovation:

Structural fire protection:

— installation of fire retardant fire doors,

— training of a necessary hallway with walls in F 30-B quality,

— training of doors with panic function,

— In the necessary corridors: expansion or training in F 30-A quality for fire protection equipment. strengthening of shaft cladding,

— renewal of fire-retardant suspended ceilings,

— Renewal of partitions to the necessary corridor by F30 structures.

Maintenance:

— external staircase restoration, including waterproofing work,

— refurbishment of the sanitary area,

— painting and wallpapering,

- tile work,

— renovation of floor coverings,

— dismantling and renovation of floor construction throughout the entire KG,

— Pollutant remediation (expansion of asbestos-containing fire dampers, expansion of insulation materials containing KMF)

Further measures to be taken by the respective specialist planners:

Technical equipment

— Adaptation of the scope of surveillance of the existing fire alarm system

Inspection of the fire alarm system, emergency lighting and safety power supply by specialist planners and any resulting work

— dismantling of wall hydrants, equipped with manual fire extinguishers,

— Renewal of building automation ventilation,

— renewal of the entire toilet, washing and shower facilities,

— replacement/renewal of drainage pipes,

— renewal of heating pipes and radiators,

— Ventilation renewal.

The overall measure is divided into Measure 1 and Measure 2.

— Measure 1 = 4 stages of construction (buildings 1-4).

— Measure 2 = 2 stages of construction (buildings 5 and 6).

BGF/BRI/Usable areas/Total area:

— GF: 6 x 1 920 m2 = 11 520 m2

— BRI: 6 x 5 512 m3 = 33 072 m3

— NF: 6x 1 533 m2 = 9 198 m2 .

Estimated construction costs according to DIN 276

— KG 300: approx. 3 300 000,00,

— KG 400: approx. 5 300 000,00,

— KG 500 and 600.
