The client is planning to build a day-care centre with four group rooms within the scope of the development plan "Umgebung Forum Polch" in the eastern part of the city of Polch, which is currently about to be adopted. Approximately 5,000 m² will be available for the daycare center.

For the project, the client has received the planning of a day-care centre that has already been realised, namely a building plan including the technical equipment and the structural design up to work phase 6 (preparation for the award). The client would like to have this planning implemented on the site site. The client does not want any significant architectural changes to the planning. The existing planning is part of the tender documents.

The project is publicly funded. The following are to be commissioned:

- Planning services of building planning in service phases 4 - 9 according to § 34 HOAI,

- Planning services for the technical equipment HLS, service phases 4 - 9 according to §§ 53, 55 HOAI,

- Planning services for technical equipment electrical, service phases 4 - 9 according to §§ 53, 55 HOAI

- Structural engineering services in service phases 1 - 6 according to § 51 HOAI as well as

- Planning services of outdoor facility planning in service phases 1 - 9 according to § 39 HOAI.

The aforementioned services are awarded in lots and by way of a step-by-step assignment. There is no entitlement to a further assignment. With regard to the service description, the client is guided by the HOAI 2021.

In terms of time, the planning and structural implementation of the measure is urgent. Ideally, the approvable planning should be completed by 30.10.2023. Ideally, the construction of the measure should take place by mid-2025.

Optionally, an adaptation of the planning is offered so that it allows an expansion by 1 to 2 group rooms with regard to the design of the floor plans of the building.

The subject of Lot 1 is the planning services of object planning for buildings in accordance with § 34 in conjunction with Annex 10 HOAI, service phases 4 to 9.

The total construction costs of KG 200-600 in the amount of EUR 3,968,353.25 are currently assumed.

In the individual cost groups, the costs amount to approximately:

The subject of lot 2 is the planning services of the technical equipment HLS in the service phases 4-9 according to § 55 HOAI.

The expected costs of KG 400 in the individual cost groups (net) are:

KG 410 Sewage, water, gas systems 186.700,59 EUR

KG 420 Wärmeversorgungsanlagen 180.262,64 EUR

KG 430 Ventilation and air-conditioning systems 121.033,49 EUR

The subject of lot 3 is the planning services of the technical equipment electrical in the service phases 4-9 according to § 55 HOAI.

The expected costs of KG 400 in the individual cost groups (net) are:

KG 440/450 Electrical and telecommunications/information technology installations 236.916,61 EUR

KG 470 Use-specific attachments EUR 119,745.90

KG 480 Building automation 56.653,97 EUR

The subject of Lot 4 is the planning services of the structural engineering in the service phases 1 to 6 according to § 51 in conjunction with Annex 14 HOAI.

As a special service, the service to be awarded includes the engineering control of the construction of the structure during the construction period for compliance with the tested static documents, the planning services of structural fire protection, and the heat and energy balance.

The estimated costs for cost groups 300 and 400 are:

KG 300 Building, building construction 2.364.015,76 EUR (net)

KG 400 Technical equipment 901.313,20 EUR (net)

The subject of Lot 5 are the planning services of the outdoor facility planning according to § 39 in conjunction with Annex 11 HOAI, service phases 1-9.

The estimated costs of cost groups 500 are: EUR 252,367.70 (net). As part of the outdoor space planning, a kindergarten playground is to be built on the property. This is intended to allow child-friendly use as well as less personnel-intensive supervision. Sufficient long-term parking spaces must also be planned for staff and short-term parkers (parents).
