As a municipal company, IBA Hamburg GmbH develops the Spreehafenviertel, the Elbinselquartier and the Wilhelmsburg Rathausviertel in Hamburg Wilhelmsburg on behalf of the Free Hanseatic City of Hamburg.

As part of the development of the Elbinselquartier, the processing area will be expanded by an area of approx. 25,700 m², which is separated from the previous processing area by the Ernst August Canal. In the current B-Plan procedure, "Private green areas - permanent allotments" and, in addition, "Public green spaces" are provided for this purpose.

The subject of this tender are the planning services for the dismantling of remaining partial areas of the allotment garden KGV712 as well as the new construction of the allotment garden KGV711 with a high proportion of vegetation area including the supply and disposal facilities and the necessary traffic areas (access, parking space of the clubhouse) including the handling of the existing tree population. At least 40 allotment plots and an additional allotment park / community gardens with 13 parcel equivalents must be taken into account. In addition to the access roads, a parking space for the clubhouse, a skater area and an orchard are to be provided.

The estimated construction costs (KG 400 + 500) for this measure are currently estimated at approx. EUR 4.16 million net (KG 400: EUR 0.92 million; KG: EUR 500: EUR 3.24 million).

- Object planning outdoor facilities, Lph 1-3 and optionally 4-9 according to § 39 HOAI in conjunction with Annex 11, Section 11.1;

- Technical equipment, Lph 1-3 and optionally Lph 4-9 according to § 55 HOAI in conjunction with Annex 15, Section 15.1 for the following investment groups:

1. Sewage, water and gas installations, 4. High-voltage installations;

Special / additional services:

- Deconstruction planning of individual plots (4,500 m², partly built-up)

- Mapping of the current tree population including procurement or updating of existing planning documents and creation of inventory maps;

- Photo documentation of the actual state and the condition after completion;

- participation in participation procedures or workshops;

- Preparation of deforestation and tree felling applications;

- Optional: Special service for Lph 9 (OP FA) "Monitoring of development and maintenance maintenance";

- Optional: Special service for Lph 9 (OP FA) "Monitoring maintenance services";

- Optional: Special service for Lph 9 (OP FA + TA) "Monitoring the remedy of defects within the limitation period".
