Markt Gaimersheim is planning to renovate and expand the St. Rafael daycare center/kindergarten, Taubenring 15, 85080 Gaimersheim.

The aim of this tender is the step-by-step commissioning of a suitable architectural office with the work phases 2-9 of the service profile object planning buildings and interiors § 34 Abs. 3 HOAI i.V.m. Anl. 10 No. 10.1 (performance phase 2 is approached at 5%, since the basic services of performance phase 1 as well as the cost estimate and sketches of ideas are already to be presented and remunerated by the bidders in the context of the negotiations).

In addition, special services (as a lump sum) include participation in the application, retrieval and billing of subsidies, including proof of use, as well as monitoring the rectification of defects in service phase 9.

The development as a fire protection concept is also commissioned.

With regard to the separately commissioned subsoil investigations and investigations into the absence of explosive ordnance, the architect must carry out the appropriate coordination. This service is commissioned as a special service and is to be remunerated as a lump sum

Approval planning will be necessary for the interim solution of a container kindergarten. These services (partial services) are to be offered as a lump sum. In addition, it may be that further services/partial services become necessary/necessary in service phases 5-8. These are also to be commissioned as additional services (as a lump sum). This is also done gradually.

There is a development plan, so that the extension, but also the renovation of the kindergarten, has to fit into the environment according to the specifications. Innovative, modern and sustainable concepts, also with regard to pedagogical approaches, are welcome.

- Objectives of the client with regard to the utilisation concept and the realisation also in terms of time (ready for occupancy in spring 2026):

After renovation and expansion, the kindergarten is to be a modern building project that follows the principles of modern pedagogy and interior design. A harmony with the possibilities of the development plan and a traditional construction method can be found.

- Objectives of the client with regard to energy saving and sustainability:

Particular attention is paid to sustainable construction. The following should be included: renewable energies, use of rainwater and ecological construction in relation to the entire useful life of the building.

- Objectives of the client with regard to economic planning:

Even though there are currently no concrete cost targets, as a detailed renovation effort has not yet been determined, emphasis is placed on economic planning. Innovative concepts that help to save costs are welcomed.

Markt Gaimersheim is planning to renovate and expand the St. Rafael daycare center/kindergarten, Taubenring 15, 85080 Gaimersheim.

Currently, the kindergarten consists of 3 groups for a total of 75 children aged 2.5 years to school entry age. The building has a usable area of approx. 500 m². This existing kindergarten is now to be renovated and expanded to include a crèche group for 12 children with adjoining rooms as well as bedrooms, ancillary rooms and staff rooms for the existing kindergarten. Storage rooms are also needed.

The existing kindergarten is located on parcel 3245/82. The adjacent municipal undeveloped plot with the corridor no. 3245/81 can be taken into account for the planning. This results in a total land area of 4,000 m².

After the old kindergarten was built in 1983, the room concept no longer seems up-to-date for today's pedagogical requirements, so that even if the basic room layout can be retained, the current standard must be taken into account here by roofing and extensions. The building envelope, including the roof, is in need of renovation. The sanitary areas and floor coverings, doors, fire protection devices and building services would also have to be renovated. An exact cost volume has not yet been determined due to a lack of detailed renovation efforts, but project costs (KG 200-700) of around EUR 7,000,000 million are assumed. The ratio of renovation / expansion is estimated at 60/40.

An interim solution is also to be planned and implemented by the planning office to be commissioned. At present, there are no plans to renovate during ongoing operations. There is an empty plot of land in the immediate vicinity of the existing kindergarten, which may serve as an interim location for a container kindergarten. It is important that the temporary container is upgraded for temporary use to such an extent that orderly day-care centre operations are guaranteed. For cost reasons (due to a container solution), the construction time must be kept as short as possible.

For the expansion and renovation of the kindergarten, the planning commission is scheduled for January 2024, the start of planning at the beginning of 2024 and the implementation of the measure is to begin/take place in 2024 and be completed by the beginning of 2026. Occupancy should be ready for occupancy by spring 2026

The construction project is subsidized, so that appropriate experience with subsidies is expected and assumed.

A total of 4,000 m² of land is available, so that the pedagogical concept of the renovation and expansion of the kindergarten should be continued and implemented in the open space design. This is to be developed in cooperation with a specialist planner for landscape architecture. The specialist planning services are put out to tender in a separate procedure.
