Järvenpään Mestariasunnot Oy (Client) will build a residential apartment building at Mittarikatu 6 in the Manor region district. In connection with the contract, the building currently located on the plot will be demolished. The client's goal is to find a KVR contractor as its partner, who implements the solutions that serve the client and the client's customers (residents) as optimally as possible by utilising the ready-made construction concepts of the providers.
The building stock to be implemented is ARA housing production, in which the cost level of construction must be reasonable, i.e. in accordance with the cost level approved by ARA.
Järvenpään Mestariasunnot Oy is responsible for financing the work, and Mestaritoiminta Oy is responsible for the developer tasks, which is responsible for the procurement of the project and acts as a construction consultant and representative of the client in the project. The form of implementation of the project is the overall responsibility implementation KVR, which includes planning and implementation. According to the schedule for the construction of the project, construction will begin in June 2023 and be completed no later than the end of June 2024.
The procurement includes tasks, demolition, design and construction work (including all systems of building services) in accordance with the Overall Responsibility Implementation Model for Construction (KVR) in accordance with the tender documentation attached to the invitation to tender.
A condition for submitting a tender is that:
-The tenderer meets the suitability requirements set by the client (section of the invitation to tender other conditions)
-The tenderer has to demonstrate experience of previous implementations in the form of references (section of the invitation to tender other conditions)
-The Tenderer has familiarized himself with the object to be offered and the conditions prevailing there, together with the Client's representative, before submitting the offer
providing an offer with the Subscriber's representative
-The tenderer must attach a preliminary general schedule to their tender
-In accordance with this invitation to tender and its accompanying documents, the tenderer calculates the total contract price for the implementation of the project and indicates it on the tender form of the invitation to tender (criteria for the subject of the contract)
