Hurum Eiendomsselskap KF and Conseptor Eiendom AS shall start construction stage 1 for Sætre centre and will start with the construction of buildings C and D.
Buildings C and D are one building with 5 storeys. On the ground floor businesses shall be established, but approx. 400 m2 has been put aside for municipal services. On the first and second floors there will be sheltered accommodation flats. There will be housing on the third and fourth floors.
The building's footprint will be approx. 1 300 m2. The sheltered accommodation flats are planned to take up approx. 1 200 m2 on each floor. The total volume of the project is approx. 6 000 m2. Emphasis is put on the fact that this is only an estimate and that further details will be given in the tender invitation.
In addition a car park basement shall be constructed under buildings C and D, but also under buildings A and B. The car park basement will be a minimum of 2 400 m2.
The work shall be carried out in 2 turnkey contracts. 1 turnkey contract for ground, steel and concrete and 1 turnkey contract for building technical and technical disciplines. The turnkey contractor shall be responsible for the engineering design services and the execution.
This contest is for ground, steel and concrete. The turnkey contract is for ground, concrete and steel work for buildings C and D, as well as for a car park basement under buildings C and D and buildings A and B. The contract shall cover the necessary infrastructure for the building. A good ability to cooperate with other contractors is required. The contractor will be responsible for the engineering design services.
The work shall be delivered complete. The boundary for the contract work will be in the wall and the outdoor area shall be carried out in another contract.
The turnkey contractor shall undertake the engineering design services and execution. This is to be based on a function and quality description and the engineering design services will follow the tender documentation.
The tender phase will consist of a competition on price and quality.
The area where the buildings shall be established is in the centre of Sætre on cadastral numbers/title numbers 1/216, 57/741, 57/68. The site has not yet been partitioned.
The construction start is planned for September/October 2016 with completion for the entire building estimated to 2018.

Hurum Eiendomsselskap KF and Conceptor Eiendom AS have high requirements for good operation with low running costs.
The project's address is in Øraveien in the centre of Sætre.
Rambøll is now preparing the turnkey contract basis for both contracts. Concrete interface between the work for the two turnkey contractors will be stated in the tender documentation.
A contract will be signed with a turnkey contractor in accordance with NS8407. Further information on the contract and contract terms will be in the tender documentation. The turnkey contractor must fulfil wage and working conditions requirements, cf. the regulations on wages and working terms in public contracts from 08.02.2008. The requirements for this will be in Hurum municipality's general contract terms for NS 8407.
It is a prerequisite that the turnkey contractor is the responsible applicant.
