Brabrand Housing Association (BBBO), in cooperation with private operator Nordland Invest II A ApS and Nordland Invest B II ApS (NI), offers one total contract for the construction and construction of 105 public housing units and 51 private dwellings, parking garage ( level -1), depot storages (level 0), including areas of business and associated away land.
Construction is to be constructed on Tove Ditlevsens Gade 70-72, 8240 Risskov, Grand Parcel 11 and 111, see Local Plan 1054.
NI and BBBO are both builders on the project, acting as independent builders/contracting parties who cannot commit each other. The winning bidder enters into one joint total contract with the builders, since the project is economically divided into a general and private part to be kept separate. It is noted that NI itself is not subject to the tender rules, but as the tender includes a joint contract with the BBBO, the tender is implemented in accordance with the Procurement Act.
The tender shall be conducted as a total reprimand competition under the tender procedure “Tender with Negotiation”. The tender shall also be carried out as a reverse tender, with tenderers competing on what the developer can obtain for the pre-fixed partial reprice numbers; respectively. Part 1 - General dwellings (BBBO): DKK 128,152,500.00 incl. VAT (DKK 102,522,000.00 excluding VAT), Part 2 - Private dwellings and outland (NI): DKK 47,863,200.00 excluding VAT and Part 3 - Fundering and basement levels (town houses) (NI): DKK 5393.200.00 8.030,00 excluding VAT. Final offers which - added to any capitalisations - exceed one or more of the fixed entry price numbers, will be deemed unconditional and will not be considered. However, an offer made in the course of negotiation with a price exceeding the maximum partial reprice numbers set will be able to be included in the negotiation process, as set out in the terms of the tendering conditions.
Pre-qualified bidders collect a fee, large DKK 200,000 excluding VAT for participation in the total reprimand competition provided that a conditional final offer is made. The winning bidder does not charge fees.
