The basic services of the service phases 1-9 for the object planning of buildings and interiors in accordance with § 34 Abs.3 HOAI 2021, Part 3 Section 1 as well as the special service of monitoring the remedy of defects within the limitation period are commissioned step by step. Participation in the application and billing of subsidies (including proof of use) is optionally commissioned. A need to provide this special service is only given in the case of subsidies.

The existing buildings of the municipal construction depot are between 30 and 45 years old and therefore no longer of a contemporary standard. The former submission plans as well as the current site plan are attached to the award documents.

The city of Osterhofen expects an overall planning concept for the renovation of the entire construction depot. The implementation can then take place in several construction phases. The focus of the renovation is initially the renewal of the social building. The common room (staff) and the sanitary facilities are to be renewed. In addition, an office, changing area and a drying room for soaked clothing are to be planned in the course of the renovation measure.

The workshop and warehouses are also to be renewed. It requires the storage of dangerous goods as well as a warehouse for the accommodation of objects of civil protection. In addition, a self-consumption filling station is planned.

The former BayWa site is to serve as interim measures for the storage of various materials and for the workshop.

Part of the building yard is located in the expiring flood area of Herzogbach / Breinbach (floods up to approx. 20 - 30cm). Accordingly, specifications for flood-adapted construction methods must be implemented.

Nevertheless, the location of the construction depot is to be retained. The building yard is very centrally located and in the immediate vicinity of the rescue center and the municipal utilities. The vehicle repairs as well as the maintenance for the fire brigade are the responsibility of the building yard. In addition, the depot employees are regularly deployed as firefighters.

The total costs of the measure amount to approximately EUR 10.0 million net. No funding is currently foreseen. If, however, unexpectedly subsidies are promised, the participation of the planner in the application and billing of subsidies (including proof of use) is expected. These Special Achievements will be awarded as an optional position under this contract.

Planning for the renewal of the municipal construction depot is to begin as soon as the contract has been awarded. Construction is scheduled to begin in 2024. For financial reasons, the implementation of the plans has to be carried out in various construction phases. In the first construction phase, the renovation of the social building is to begin. The entire measure should be completed by 2030.
