The main object of the contract is the provision of the management and maintenance service of heating systems in municipal public buildings (Main Service) essentially:
- operation of thermal plants;
- routine maintenance;
- extraordinary maintenance and “extra fee” services;
- The other activity envisaged in the contract (Secondary Service) is ancillary to the main service (concerns n. 9 plants compared to the total of the plants covered by the service) and includes in executive design and execution of the redevelopment works in the existing methane gas heating plants, according to the provisions of the final project based on the tender.
The supply of electricity, methane gas, water, thermal energy from district heating networks is excluded from the contract.

- operation of thermal plants;
- routine maintenance;
- extraordinary maintenance and “extra fee” services;
The other activity foreseen in the contract (Secondary Service) is ancillary to the main service (concerns n. 9 power plants compared to the total of the plants covered by the service) and includes in the design execution and execution of the redevelopment works in the existing methane gas heating plants, as provided for in the final project based on the tender, which as an indication and not exhaustive includes the following main interventions:
- Replacement of existing methane gas heat generators with new ones of the methane gas condensation type
- Installation of a plate heat exchanger for dividing the heat transfer fluid between the primary circuit (generator side) and the secondary circuit (distribution system side)
- Adjustment of the smoke ejection system
- Connection of the new generators to the internal methane gas systems and to the existing hot water distribution systems
- Adaptation of the existing COSTER-type telematics system for the control and regulation of the systems following the replacement of the generators;
- adaptation of electrical systems in power plants and sub-stations;
- adaptation of the water treatment system;
The supply of electricity, methane gas, water, thermal energy from district heating networks is excluded from the contract, as these supplies will be provided directly by the Municipal Administration.
