Designation of a design team for the replacement of the municipal workers shed and site arrangement.
The service to be performed covers the full study assignment for architecture (including coordination of all studies), stability study, study of techniques, EPB reporting, Project Merscreening, site layout plan, security coordination (design and accomplishment); as well as the follow-up to the final completion of all the works on which the study assignment covers.
Includes in this service contract (non-exhaustive):
— drawing up a Project Merscreening,
— the creation of the site's provisioning plan (including future functions),
— drawing up the design and final design for the new workers shed according to the detailed programme,
— compiling the environment application (including environmental hatch),
— the preparation of the stability study,
— preparation of study techniques (including sewage, HVAC, [ ... ]),
— the compiling of any grant application dossiers,
— the compilation of any premium applications,
— coordination from/with the design team,
— coordination and consultation with different project partners,
— measuring and analysing the terrain and existing (surrounding) buildings. This as a possible addition to the measurement plan to be provided by the contracting authority,
— the study of fixed furniture, fixed electrical appliances and all connections for IT equipment and all kinds of electrical appliances,
— formulating tender file of works; including implementation plans and details,
— review quotations and drafting award report,
— leadership of works,
— formatting evacuation plans, formatting file as-built and preliminary completion,
— final account layout,
— follow-up during the guarantee period and final delivery,
— EPB reporting and declarations, generating an EPC,
— consultations, discussions, reporting.
Note: The site of the Municipal Workers Shed consists of a series of industrial buildings with mixed structure and various functions. As the building has gradually evolved and modified, the same applies to the features and users present. The result is an impractical, organically grown multitude of short mills in and around the main building, in order to meet the growing needs as much as possible.
In a recent past, an additional building has been purchased, along with the adjacent area covered by an awning construction. Meanwhile, the buildings are 'on' and no longer compliant with today's regulations and ease of use.
All these factors together require the board to build a new workman shed that is highly functional and that should take into account potential future developments on the site and a phased implementation of the construction programme.
This contract consists of one lot.
For the realisation of this construction project, a maximum construction budget of EUR 3 750 000 (incl. VAT, fees and fixed establishments) will be foreseen at this stage.
