The subject of the award procedure is:

- the procurement of a contract for work and services for lift operation management

(including the provision of operator obligations in connection with elevators) for Gewobag Wohnungsbau-Aktiengesellschaft Berlin (Gewobag AG), Gewobag PB Wohnen in Prenzlauer Berg GmbH (Gewobag PB), Gewobag WB Wohnen in Berlin GmbH

Gewobag Bestand AG - 677 plants

The AG is looking for neutral service providers to look after the elevator inventory (almost 1,429 elevator systems currently). It is not the maintenance and servicing services themselves (these are outsourced to third parties) that are to be commissioned, but the lift operation management (administration, consulting, etc.). In detail, the following services (individual services and ongoing services, some optional) are to be commissioned:

-Inventory and budgeting

-Risk assessment

-Optimization of maintenance, emergency call and testing services

-Determination/implementation of commercial contract data

-Determination/implementation of the technical inventory data

-Permanent lift management (ongoing services)

--Deployment and operation real-time monitoring tool

--Fault processing and documentation

--Structure and extension of a fault history

--Planning services, review of quotations and invoices

--Documentation, reporting, controlling

--Revolving ascents

--Prüfungsmanagement, Budgetempfehlungen

--Results and strategy discussions

--Document management, warranty management

The service providers must be neutral. This means that they must not be in any economic connection to a ZÜS ("Approved Monitoring Body") and/or an elevator manufacturer/maintenance company relevant to the services advertised.
