New construction of a school building and a sports hall in the form of integrated procurement (planning and construction together with maintenance)
The city of Kelsterbach intends to build a new school building (10,500 sqm BFG) including a sports hall (1,450 sqm GFA) for about 500 students for the Karl-Treutel-Grundschule at the location of the Integrated Comprehensive School in Kelsterbach (Mörfelder Straße 60) and thus to create a common school campus. The required land is owned by the city. The objective is to complete the new building at the beginning of the 2025/2026 school year. The project is funded by the German Federal Environmental Foundation (DBU) as an innovative model project. The project goals must be consistently pursued in the further planning phases and in the construction and use phase. The achievement of objectives is monitored and ensured in the use phase by means of a multi-year monitoring system also funded by the DBU by an external institute.
On the basis of the system and integral planning according to LPH 4 with lead details, the building permit as well as an in-depth planning according to LPH 5 of the TGA, this Europe-wide negotiation procedure with upstream participation competition in the form of integrated procurement (planning, construction and maintenance during the warranty period) is carried out taking into account the requirements of the DBU.
The future contractor owes all necessary planning, control, coordination and construction services required to hand over the buildings turnkey, operational and roadworthy.
