Architectural services are to be commissioned for the complete renovation of a residential building in Brandenburg an der Havel, in particular the service of project planning for buildings and interiors according to § 34 HOAI. The service phases 1-4 are permanently assigned and optionally the service phases 5-9. The renovation takes place in the uninhabited state.

The wobra housing company of the city of Brandenburg an der Havel mbH plans to award planning services as part of a negotiation process in accordance with § 17 VgV:

Basic services of service phases 1-9. The service phase 9 also includes the special service: Monitoring the rectification of defects within the limitation period.

In a first stage, the contractor is commissioned with the necessary services for service phases 1-4 (basic assessment, preliminary planning, draft and approval planning). The client then intends to provide the contractor with the services of implementation planning and preparation of the award in a second stage (service phases 5 to 7), in a third stage with the services of property monitoring and documentation (service phase 8) and in a fourth stage with the services the property management (service phase 9).

The client intends to completely renovate a multi-storey building on its own property at Nikolaus-von-Halem-Strasse 26-32 in Brandenburg an der Havel. The planned building project is a block built around 1960 in 0.8 MP design with a gable roof, with full basement, which was partially modernized in 1997/1998. The building is equipped with a central heating system and central hot water preparation.

On the long sides of the building there are balcony structures made of cantilever slabs and on the gable walls of cantilever supports and reinforced concrete ceilings. The residential building consists of 4 staircases with a living space of 1,857.07 m 2 and currently 32 residential units. The Nikolaus-von-Halem-Straße property is located on a side street in the immediate vicinity of a daycare center.

Brandenburg an der Havel is located in the west of the state of Brandenburg and is approx. 70 km from Berlin. The city has a total population of around 71,000. The city is characterized by several districts, including the northern district, in which Nikolaus-von-Halem-Straße is located. North is characterized by a monotonous architecture with predominantly four-story GDR row buildings, but also by a clearly green character. The district is characterized by many positive location factors, such as the location to the water, to Marienberg and to the city center.

It is planned that the multi-storey residential buildings located on the Nikolaus-von-Halem-Straße 26-32 property in 14770 Brandenburg an der Havel will be completely renovated. The aim is to significantly increase the visual appearance and the utility value of the building. The object is to stand out from the other residential buildings that are common in the Brandenburg Nord residential area, primarily through a break in the monostructure. This can be done with new design elements, geometric shapes and color concepts.

Within the scope of the planned construction costs and the existing structure, future tenants are to be offered demand-oriented family and generation-appropriate apartment floor plans and comfortable and modern living space created.

The project is to be financed with funds from the guideline for the promotion of generational and barrier-free adaptation of rental residential buildings through modernization and repair and the construction of new rental apartments from October 10, 2019. A residential mix of 75% subsidized living space and 25% freely financed living space based on the rentable area is expected. In connection with possible changes to the floor plan, the specifications and instructions from the aforementioned guideline must be observed.

The focus is on 2- to 4-room apartments, with the 25% of privately financed living space also having features that increase the value of the living space (e.g. bathrooms). There should be a balanced mix of living spaces. One-room apartments are to be avoided.

In the area of subsidized living space as well as freely financed living space, the apartment sizes of the currently used funding guidelines apply.

- When planning the floor plans, especially for the 3 to 4 room apartments, it should be ensured that there is space for seating in the kitchens,

- Larger corridors with storage space for the 3-4 room apartments are also desirable,

- You should refrain from planning American kitchens

- bathroom equipment:

- 2 room apartments: shower or bathtub (mix in the building),

- 3 room apartments: ground floor with shower and all other apartments with bathtub,

—— 4 room apartments: all apartments with a bathtub (in the freely financed area, a separate toilet is welcome),

- The connections for the washing machine and, if necessary, the dryer should only be set up in the bathroom,

- In addition to natural exposure, attention should also be paid to the least possible nesting and angularity.

The accessibility of the property via the outdoor areas of the property as well as the apartments and basement floors must be made as barrier-free as possible.

The services of the contractor should be provided on the following dates:

- Draft planning: September 30, 2021,

- Approval planning: December 30, 2021.

The construction costs (KGR 300-400) may be EUR 1,445.83 net per m 2 Do not exceed living space according to WoFIV.
