For the properties, the Contractor is to provide certain management services for holistic, comprehensive and technical operational management. These are basically divided into operational management in facility management (including property management, documentation and reporting, IT-supported services, defect claim management/warranty tracking), and technical building management services (including operational management/object operation, repairs, tree inspection, operational services).
Lot 1 General Holdings WestThe property under management consists of 41 business units with a total gross floor area of approx. 731,000 m2, which have been combined into segment-specific and locally concentrated lots. The uses within the portfolio are those in Lots 1 & 2 that focus on administrative properties of the general portfolio (Senate Administrations, Tax Offices, Other Administrations) and in Lots 3 & 4 on Police Departments. The sub-portfolio poses a particular challenge due to the type of real estate use and, on the other hand, the socially and politically relevant activities provided by the users. In terms of types and intensities of use, as well as size, location, accessibility and, in particular, equipment, this is a very heterogeneous real estate portfolio that is challenging to manage. In the ongoing management, the properties are characterized by the complexity of structural and technical conditions and the specific usage requirements.

• Lot 3 Police Directorate 1: 16 object; approx. 197,000 m2 GFA; Overarching & Technical FM (üFM & TFM)
• Lot 4 Police Directorate 2: 10 object; approx. 207,000 m2 GFA; Overarching & Technical FM (üFM & TFM)
Within the scope of its property management services, the Contractor must ensure the fulfilment of the obligations of the Contractor of other infrastructural trades within its control and management services. The Contractor coordinates and controls the relevant technical and infrastructural services as the contact person and interface "object management" between the Client and the User and is available to both the Client and the User as a responsible contact person.
