BGA Bremen, roof extension of house A, award of electrical planning

The BG Ambulanz Bremen is planning the extension of component D to House A, Industriestr. 3, 28199 Bremen. The extension of the existing building will create additional usable space. The new full floor is to be equipped with service rooms in order to bring together the entire psychotherapeutic team, including neuropsychology for diagnostics and therapy, in one place. As part of the requirements planning, the results were validated in a structural-functional feasibility study and examined with regard to their feasibility by the office Mehrwert Architektur & Management GmbH, Lübeck. The results shall be made available to the offices invited to submit tenders.

Total space requirement according to room program approx. 250 sqm NUF, cost framework (KG 300+400 according to DIN 276): 1.25

EUR million, gross, excluding KG 473; Technical building equipment, work phases 1 - 9 according to § 55 of the HOAI 2021, plant groups 4, 5 and 8 (high-voltage systems KG 440, telecommunications and information technology systems KG 450, building automation KG 480, DIN 276) according to § 53 HOAI for the extension of component D of house A with approx. 250 m² NUF of the BG Ambulanz Bremen.

Stage 1- The client reserves the right to commission the work phases 1 -4, stage 2 - commissioning, in whole or in parts of the work phases 5 - 9 according to § 55 HOAI.

The space capacities of the existing building have been exhausted. Due to increasing performance figures, demand planning has revealed an additional need for treatment and office space. Spaces are to be created for psychotherapeutic (psychotraumatological) and neuropsychological treatment, for the expansion of the medical accident outpatient clinic and for the treatment of post-Covid patients. For this reason, a full-storey extension of an existing bar (component D) with approx. 250 square meters NUF is planned.

With regard to the technical infrastructure, the expandability was already taken into account in the original planning during the construction of the component to be increased. Whether the design of the ventilation and air-conditioning system is sufficient to supply the extension remains to be examined. If necessary, a decentralised HVAC system must be installed on the new flat roof. The available areas are to be coordinated with a new PV system to be built, which is to cover the share of renewable energies in the coverage of the total energy demand as part of the extension measure as part of the project.

The building is to be classified in building class 5, among other things because of the consideration of persons in need of care or disability, whose self-rescue ability is limited (§ 2 (4) No. 9 BremLBO). The future building height (upper edge of prefabricated flooring OKFFB) will be approx. 11.3 m. As part of the basic determination (LP 1 § 55 HOAI), the findings of the feasibility study prepared in Dec. 2022 can be used. These must be validated in the course of the preliminary planning and checked and supplemented with the support of the specialist planners in order to obtain a reliable basis for the further basic services advertised here, performance phase 2 to performance phase 8 § 55 HOAI.

It is important to the client to plan and build the project under sustainability aspects, preferably with ecological building materials, energy-efficient technology and integration of renewable energies. The realization as a timber construction is to be examined in terms of planning and approval law. The aim is a thermal bridge-free outer shell with very good thermal insulation properties (passive house quality) to ensure appropriate comfort criteria that should promote recovery in the treatment and therapy rooms.
