In this procedure, services of the object planning open spaces for the new construction design of the schoolyard of the Wickerbach elementary school in Wiesbaden-Naurod are to be awarded. In 2020, the Wickerbach Primary School moved into the new building of the main building. The demolition of the old building will take place soon and the construction of a new gymnasium on the site of the old building is in the planning phase. In the course of these renovations, the school's outdoor area will also be redesigned.

Project description:

The Wickerbach Primary School in Wiesbaden Naurod is a 4-class primary school with currently about 400 pupils.

Excerpts from a 2014 study are included in the annexes to this notice (Annex 6). This shows, among other things, a variant consideration of the location of the new gymnasium on the property. The drawings contained in the excerpt of the study give an impression of the location and elevation of the site. The design shown in the study as well as the location of the gymnasium have been communicated as a preferred variant in the most diverse committees of the city, but are not necessarily binding.

A plan excerpt from the study at that time shows a draft of the open space planning and demarcates the areas to be planned from areas that have already been executed (Appendix 5).

In addition, the 5th move drawn in the study is not the subject of planning. Implementation is currently not planned, but is reserved. Therefore, the area that the building occupies on the site must be included in the planning of the open spaces.

Also in the annex to this announcement are concepts of the commissioned architect for the gymnasium, in which the outdoor facilities are also considered (Appendix 7). The concepts presented also have an impact on the planning of open spaces and their sphere of influence.

The subject of this procedure is the planning of open spaces in the area around the gymnasium, in the area of the 5th platoon considered in 2014 as well as the planning of a teacher's parking lot on the southwestern border of the site. The implementation will take place in separate construction phases. The areas around the gymnasium and the planned 5th platoon are to be implemented in the course of the construction of the gymnasium. The teachers' parking lot can only be moved when the existing gymnasium has been demolished. This will be possible after the construction and commissioning of the new gymnasium.

A rough calculation has resulted in an area of approx. 6,000 square meters to be planned.

Scope:

The basic services of the object planning of outdoor facilities in accordance with §§ 38 ff. HOAI service phases 1-9 as well as the special services according to the draft contract are awarded.

The assignment takes place in stages. With the letter of assignment or signing of this contract, the service phases 1-4 according to the draft contract are first commissioned. According to the draft contract, the client intends to commission work phases 5-9 in further stages of the contract if the budgetary requirements and corresponding corporate resolutions are met. The contractor assures to provide the further services if no more than 6 months have elapsed since the completion of the last transferred service and the client has announced the transfer in good time, i.e. at least 4 weeks in advance.

. If the client decides that the project will be terminated after completion of a project stage, no further retrieval will take place. The contractor is not entitled to call up further project stages.

Project period:

An office is being sought that can start planning the outdoor facilities as soon as possible after the award has been awarded. It is planned to submit the building permit for the gymnasium at the end of 2023 and start implementing it at the beginning of 2025. The gym is expected to be completed by early 2027. Subsequently, half a year is planned for the demolition of the existing gymnasium. In mid-2027, the last construction phase can begin with the implementation of the teachers' parking lot.

A first rough calculation of the costs is based on approx. € 550,000 net for KG 500.
