General construction description:
The main building of the Berufs -schulen-am-Gradierwerk in Bad Nauheim from 1974 is to be completely renovated over 4 construction phases by December 2023 and some areas are to be converted. The building is a skeleton construction and consists of precast concrete parts. It has a footprint of 79.20 x 55.99 m, the concrete supports have a center distance of 7.80 m. The ceilings are made of precast concrete as ribbed ceilings. The building is two-storey, but arranged on half-storey offset levels.
Lessons will not be interrupted during the entire renovation and renovation period. This means that all corridors and stairwells that are not in the direct renovation area must be available for use. Due to school conditions (examination cycles), noisy work assignments must be coordinated with the construction supervision after consultation with the school management. When carrying out the work, care must be taken to ensure that the pupils are not endangered when the school is in operation.
Storage space can only be made available to a limited extent in the outside area on the north side of the property. Thus, the delivery of materials and the transport of demolition material must be carried out promptly by the respective trade. Access to these areas is partly via the fire service driveways.
In the course of the structural implementation, the following essential trade-related services are carried out:
All existing metal system partition wall elements will be replaced by drywall in the course of the renovation.
The upper floors (levels 3 + 4) are set back on the east and west sides by an axis of 7.80 m each, so that the roof terraces are available as escape routes.
As part of the construction work, the school will be equipped with an elevator system suitable for the disabled. The elevator will be built between the "North" staircase and the outer facade and will then be part of the staircase. The staircase is no longer internal and has an exit on the north facade on level 2. The new exit serves as an escape route for the "North" staircase, see above that the "North" escape tunnel in the basement no longer has to be used.
A kiosk with a warm-up kitchen will be installed in the foyer area (level 1) and used as a lounge / cafeteria during breaks. The foyer and kiosk then form one usage unit.
Saturday work without additional remuneration is required.
