The subject of this order is the management of real estate owned by the Municipality of Grodków and the management of municipal premises in the Community of Housing
and maintaining cleanliness and order in real estate and public buildings of the Grodków Commune in the years 2024 – 2025.
Management and maintenance of cleanliness and order in the real estate of Grodków Municipality• For Lot 1 of the order:
1) Periodic reviews of buildings constituting 100% ownership of the Municipality of Grodków is performed at his expense by the Contractor. The next five-year review of buildings is to be done in 2026.
2) Minor maintenance repairs referred to in Annex No 5 to the Agreement, Section VI (3) (1) shall be carried out by the Contractor on an ongoing basis. For the correct calculation of the price, it should be assumed that once a year in each building constituting 100% owned by the Municipality of Grodków, either one plaster repair on the facade or sealed the roofing material 1 time and perform 1 repair or fitting of window or door joinery on parts common real estate. The costs of materials used for the ongoing maintenance of residential and commercial buildings shall be borne by the Contractor.
3) The costs of court and bailiff fees in the cases referred to in Annex 5 to the contract, section V, points 5, 6 and 7 shall be borne by the Contracting Authority, and the remaining costs of proceedings (legal services, legal representation, correspondence, etc.) shall be borne by the Contractor. Currently, 59 court proceedings are pending, including:
for payment - 23, and for eviction - 36. In addition, 72 bailiff proceedings are currently pending, including 69 proceedings for payment and 3 eviction proceedings.
4) Activities related to the eviction of tenants from occupied premises to social premises or temporary premises shall be performed by the Contractor in accordance with Annex 5 to the contract, section V, point 8, point 7 (the cost of bailiffs' fees shall be borne by the Contracting Authority).
5) The performance of the activities listed in Annex 5 to the contract, Section VI, point 3 (6c), shall be ordered by the Contractor at his expense.

9) Cases exceeding the terms of reference of the Manager to be dealt with with with the participation of the Contracting Authority (Annex No 5 to the Chapter I, point 13) are activities exceeding the scope of the ordinary board in accordance with Article 22 (3) of the Act of 24 June 1994 on the ownership of premises.
10) Number of water meters to read:
- in residential premises 345 pcs. in 9 localities of the Grodków Commune,
- in commercial premises 20 pcs. in 2 localities of the Grodków Commune,
(Annex 5 to the Agreement, Section II, point 22).
11) All contracts for the supply of utilities (except for the electricity contract for the building at 44 Warszawska Street in Grodkowo, 15 Elsner Street in Grodkowo and 1 Market Street in Grodkowo and contracts for c.o. supplied centrally to two buildings in Grodków) are concluded with the suppliers of the Management Board. The manager is obliged to settle all utilities including in/in 5 buildings for which contracts are concluded directly by the Municipality of Grodków and pay at the time of their payment, and the cost of purchase reinvoice to the Ordering Party — any possible interest for untimely regulation of utility receivables charge A steward. The Contracting Authority shall reimburse the cost of independent fees in accordance with the rules set out in Section 9 (4) of the Model Agreement.
12) Rents charged and utility delivery fees to premises subject to the contract The manager is obliged to collect in a separate bank account
and forward to the Contracting Authority twice a month in accordance with the rules set out in Section 9 (2) of the Model Agreement.
13) The common parts should be kept clean by a minimum of one time per week sweeping them and a minimum of one-time per month washing floors and stairs.
14) The Contracting Authority does not provide water and storage space for persons performing cleaning of the common parts of the property.
15) Approximately 15 investor cost estimates for current renovations in municipal municipal resources should be made during the year.
16) All the works specified in the following point shall be performed by the Administrator at his own expense, depending on the needs:

Maintaining cleanliness and surveillance in public buildings in Grodków1) Maintaining cleanliness, order and surveillance in public buildings i.e.:
(a) in the waiting room and in 2 toilets: internal and external in the building at 44 Warszawska Street in Grodkowo — 129,10 m2,
(b) in the city madta on the market square at Warsaw Street in Grodkowo — 23,20 m2.
