Project management mission for the construction of an affordable and frugal office building of 5,500 m 2 approximately in the République district on the Île de Nantes.

Project management mission for the construction of a tertiary building

Project management missions for the construction of an affordable and frugal tertiary building of 5,500 m 2 approximately in the Quartier République on the Île de Nantes.

- 44 parking spaces in R-1,

- 600 m 2 of active DRC,

- 1,500 m 2 affordable tertiary sector fitted out partitioned,

- 3,200 m 2 tertiary (bare plateau).

Estimated amount of the works: 9,350,000 EUR excluding tax.

The project is part of a logic of frugality and aims to control costs both in investment and operation, with great attention to the optimization of quality of use. This aspect is particularly important with regard to the “affordable” program, which groups together small individual work areas (16 to 50 m 2 maximum) around commons. It is also a question of obtaining summer comfort, without recourse to air conditioning.

LOD, which will remain the owner of the whole via its subsidiary Novapôle Immobilier, finally wishes to develop a long-term vision by paying close attention to the life cycle of materials (bio-sourced and “cradle to cradle”).

The objective of financial equilibrium being essential, the contracting authority will apply a price incentive clause to the MOE market.

Required skills: the missions include the basic missions (formerly within the meaning of the MOP law) as well as an EXE mission - synthesis and an OPC mission.

The mission will be entrusted to a team made up of design offices and an architect who must imperatively bring together the following skills (both in design and in construction):

- architect of

- structural engineer,

- fluid engineer,

- Construction Economist,

- OPC.

The team will be able to integrate complementary skills but will have to justify their interest.

LOD intends to have its own AMO on the “cradle to cradle” dimension and will specify the working methods with the MOE on this theme in the DCE (inventory of materials, reuse logic, etc.).

Specific work on the issue of roofs will also be carried out in conjunction with the urban MOE.

These subjects may be subcontracted according to the priority issues identified at the sketch stage.

Final form of groupings: the contract will be concluded either by a single service provider or by a group of service providers in a joint grouping with a joint agent.

The consortium's representative will be the architect.

It is forbidden for candidates to submit several applications by acting at the same time (for the architecture / BE structure / BE fluids competence):

1) as individual applicants and members of one or more consortia,

2) as members several groups.
