The subject of this call for tenders is property planning services (outdoor facilities) - (LPH 5 to 9) gradually for the new residential complex for students Agnes-, Adelheidstraße, 3rd construction phase (SAM III).
The subject of this call for tenders is property planning services for outdoor installations within the meaning of § 39 HOAI 2021 - (service phases - LPH 5 to 9), with which the construction project for the new building of the residential complex for students Agnes, Adelheidstraße, 3rd construction phase (SAM III) is to be realized on the property, floor no. 4876/18.
The Munich Studentenwerk is planning to demolition of the existing student housing complex Agnesstraße 33 and 35, 80798 Munich. The existing development is to be replaced by the new construction of the residential complex SAM III, which complements the SAM I and SAM II construction phases already implemented on the building plot as the 3rd construction phase.
The planned area for outdoor facilities was originally confined to the SAM III construction site in the northwestern part of the building land plot no. 4876/18, Gemarkung Munich Section 3 (Maxvorstadt East), corner of Agnesstraße /Hiltenpergerstraße in Schwabing West.
The planned area was successively expanded to include further partial areas of the open areas of the building site due to the needs resulting from the new SAM III (construction site installation, tree transplantation, replanting of trees, play space according to BayBo etc.). Approximately the entire building plot must be taken into account for flooding proof.
The building plot essentially comprises 5 buildings, some with separated courtyards, which are grouped around a central garden courtyard and delineate it from the surrounding street spaces. In particular, due to the presence of fire brigade experience from the garden yard, there is a high proportion of sealing in the outdoor facilities. Further surfaces are affected by substructure in terms of the infiltration capacity.
Topographically, connections to the surrounding street spaces are increased opposite the garden courtyard, resulting in a trough location that is vulnerable to flooding (building accesses and openings) in the interior of the building plot.
As a result of the manufacture of a new transformer plant between the existing Agnesstr. 31 building and the SAM II construction phase that has already been implemented, requires demolition of existing bicycle parking spaces including canopy and adjacent fortified areas or green spaces in the south of the building site outside the construction site for SAM III.
The green and development areas used must then be restored (fire brigade access).
Impaired fire brigade accesses are temporarily replaced by scaffolding stairway towers (temporary structural escape route) for SAM II and Agnesstr. 31.
Demolition measures in the construction site must be preceded by a tree transplantation campaign, which minimizes the impact on trees by using existing trees. The trees to be transplanted are partly transplanted into the final position, partly into an intermediate impact, from where they can be transplanted into the final position after the outdoor facilities have been manufactured. Due to the age of the trees, the trees are only partially suitable for transplanting (12 pieces), there are 7 trees to be felled, which are compensated for by replacement planting.
For the construction period, the wood stocks to be preserved in the building plot are secured by tree protection measures according to RAS-LP4. The same applies to existing trees in public street areas on Agnesstraße and Hiltenpergerstraße. Due to construction site installation measures and the need for the production of a children's playground and not least the upgrading of the existing drainage system (proof of flooding), the existing outdoor facilities between SAM I and II must also be intervened. This involves dismantling fixed surfaces, demolition of drainage components and equipment with subsequent restoration in a new configuration.
The previous planning documents are included with this procedure as Appendix 807 (“Advance of Design Planning”). However, this is not the state of view that is to be built on from service phase 5, as the planning is underway and is to be further developed on a permanent basis.
The bidder shall provide the planning services 3D based on the BIM settlement plan (BAP) [Appendix 808]. After the award has been awarded, the client shall provide the contractor with the documents for the BIM project info [Appendix 809], BIM project participants list [appendix 810] and the plan code [Appendix 811].
