New construction of a school building and a sports hall in the form of integrated procurement (planning, construction and maintenance) plus outdoor facilities and maintenance for 25 years
The city of Kelsterbach intends to build a new school building (10,500 sqm BFG) including a sports hall (1,450 sqm GFA) and outdoor facilities for around 500 students for Karl Treutel primary school at the site of the Integrated Comprehensive School in Kelsterbach (Mörfelder Straßestrasse 60) and outdoor facilities for around 500 students and thus create a common school campus. The required land is owned by the city. The aim is to complete the new building at the beginning of the school year 2024. The project is supported by the German Federal Environmental Foundation (DBU) as an innovative model project. The project goals must be consistently continued in the further planning phases and in the construction and use phase. In the usage phase, the achievement of targets is monitored and ensured by an external institution via monitoring lasting several years and also funded by the DBU.
Based on system and integral planning according to LPH 4 with key details, building permit and in-depth planning according to TGA's LPH 5, this Europe-wide negotiation process will be implemented with an upstream competition in the form of integrated procurement (planning, construction, and maintenance for 25 years) taking into account DBU requests carried out.
The future contractor owes all the necessary planning, control, coordination and construction services necessary to deliver the buildings on a turnkey, operational and road safe. In addition, the contractor has to take over maintenance for 25 years. In addition, reference is made to the SOW and fixed assets.
