(Mainz branch) Johannes Gutenberg University Mainz, forum, renovation of the entire building - specialist planning of technical equipment, plant groups 1 to 3 according to Part 4 Section 2 HOAI

The services of the contractor include the specialist planning of technical equipment, plant groups 1 to 3, in accordance with Part 4 Section 2 HOAI for the renovation of an office building as a building for university management, staff council, student service center with office, archive, seminar room and lecture hall use.

The service phases (LPH) 2 to 3 and 5 to 8 and, for system groups 1 and 3, also LPH 4 according to § 55 to provide. Due to personal work in sub-areas of the LPH, basic services or partial services of basic services are also omitted.

In addition to basic services, the following special services must be provided:

- Preparatory work for checking the QBAs for the technical part, ie if necessary. Adjustment after coordination with the user for the system groups commissioned here;

- Preparation of the technical part of the room book for the system groups commissioned here to the architect;

- Surcharge for basic service LPH 2f) for setting up a cost estimate according to cost groups of the 2nd level DIN 276 (BA2 and BA3);

- Optional: Surcharge for basic service LPH 3f) for setting up a cost calculation according to cost groups of the 3rd level DIN 276 (BA2 and BA3);

- Optional - Separate display of costs according to different parameters to be specified by the client, such as B. components, storeys, trades, cost groups;

- Optional - Preparation of the technical part for updating the room book in detailed form for the system groups commissioned here to the architect in LPH 5;

- Optional - Preparation of the technical part for the inventory documentation of the room book for the system groups commissioned here to the architect;

- Participation in the commissioning management;

- Monitoring the rectification of defects within the limitation periods;

According to the guidelines for the execution of construction tasks of the state of Rhineland-Palatinate the budget document - construction (LPH 3). After approval of the HU-Bau, the contractor creates the implementation planning (LPH 5), the specification of services with specifications (LPH 6) and takes over the construction management during the execution (LPH 8).

The assignment takes place in stages (see Section II.2.11).

The contract includes the planning and execution of the renovation measures for the Forum building, today's main building of Johannes Gutenberg University.

The building is located in a monument zone and according to List of monuments of Rhineland-Palatinate as a National Socialist barracks construction in the course of preparation for war, relevant to military history As the founding building of the first state university in Rhineland-Palatinate, it is also of regional historical importance.

The three-wing complex forms the eastern entrance area of the university campus and has a typical barracks architecture. The building is U-shaped, with the two side wings protruding in two short corner projections over the middle wing to the northeast and being closed off in the southwest by two head buildings of different sizes. The two-storey building with full basement has a gable roof. The side wings are broken through by two mighty gateways, which today serve as the main entrance and gateway from the east to the campus. This entrance lies on the so-called "central axis" of the master plan from 2011 and is emphasized by the flak tower in the eastern wing of the main building.

The former roll call area, enclosed on three sides by the building, is now the Forum Universitatis and was planned as Forum East as part of the redesign of public spaces.

The ground floor is about 1.00 m higher than the level of the square. The building is organizationally divided into 7 parts A to G (or 1-7). These are each developed decentrally, have their own entrances and stairwells, are uniformly laid out as a double bundle and are connected to one another via corridors.

The areas (according to DIN 277) are

The gross floor area (GFA) is approx. 22,876 m 2 .

The gross volume (BRI) is approx. 94 170 m 3 .

The cost calculation results in total costs of approx. 37.662 million EUR gross for KG 200 - 600.

Estimated dates:

For BA2 + 3:

- Familiarization with the project / concept / occupancy planning from probably November 2020;

- Preparation of the preliminary draft plan from January 2021;

For BA2:

- Construction of the HU-Bau: expected from July 2021;

- Implementation planning: expected from July 2022;

- Completion and start of commissioning: planned for the end of 2025;

For BA3:

- Construction of the HU-Bau: expected from April 2023;

- Implementation planning: from approximately January 2025;

- Completion and start of commissioning: planned for mid-2029;

Representatives of the planning team must be present at the site of the construction project in good time and for as long as possible during the entire planning and construction phase so that a rapid planning and construction process is guaranteed. The contractor is obliged to adequately staff an office on site, but with at least 1 employee, until the building is handed over.
