Realization of two new residential buildings in Bernauer Strasse 26_34 in Berlin-Mitte as part of a general contractor model
WBF Wohnungsbaugesellschaft Berlin-Friedrichshain mbH intends to award the turnkey construction of two residential buildings with a basement and outdoor facilities in the Mitte district of Berlin to an efficient general contractor who will also take on all the necessary planning services. The basis of the contractual services is a functional description of services plus their supplementary appendices.

Client (AG) at 2 approx. 1,981 m 2 / 885 m 2 To build large vacant lots of the former wall strip in Berlin-Mitte, two residential buildings with basement and outdoor facilities. Due to the location, soil evidence of the border facility is to be expected in the event of ground encroachments, for example the remains of an escape tunnel from the time of divided Berlin. The soil evidence is to be uncovered, documented and recovered accompanied by an archaeologist commissioned by the client. The Berlin Wall Memorial must be consulted when discussing and interpreting the soil evidence and its recovery, and it may include soil evidence in its holdings. The present and to be observed development plan draft is about to be finalized. For the development of the land, there is a dedicated design charter from the Bernauer Strasse design advisory board of the Berlin-Mitte district office. The contents of the statutes must be implemented. These are gap-closing buildings with 5 and 6 floors. The gross floor area to be built above ground is approx. 5,405 m 2 / 2 225 m 2 according to the B plan. In addition to commercial units on the ground floor, apartments are to be built as rental apartments. The buildings are to be kept in the AG's portfolio for the long term. For the apartments on the smaller property (30% based on the total number of apartments on both properties), the housing subsidy of the State of Berlin should be used. The completion date of the subsidized apartments is contractually fixed and must be adhered to. The planning must meet both the architectural and the functional requirements. The apartments and commercial units must be able to be marketed and managed sustainably, particularly with regard to floor plan design, lighting and ventilation as well as building quality. The AG assigns the turnkey construction (development, building with basement, outdoor facilities) including all planning and engineering services for the construction project to a general contractor (GÜ).
