Kotkan Asunnot Oy is requesting an offer for the property management and cleaning services of the residential houses it owns in the City of Kotka. Kotkan Asunnot Oy owns over 130 residential buildings with a total of about 2,650 residential units.
For the purposes of this competition, the real estate mass is subdivided into three (3) areas:
- Region 1: Kotka Island and neighboring islands (approximately 35 houses and 819 apartments),
- Area 2: Western Eagle (approximately 48 houses and 833 dwellings),
- Area 3: Oriental eagle (approximately 49 houses and 954 dwellings).
Tenders may be submitted for 1 to 3 lots. A maximum of two (2) areas can be selected. The offer must include a fixed monthly price for all properties in the sub-area, including cleaning of the property, the unit prices requested and the estimated working hours.
A prerequisite for submitting a bid is familiarization with the sites. For more information, see Description of Acquisition. The Agreement shall begin on May 1, 2019 and shall be in force for an indefinite period of three (3) years.
Area 1: Kotka Island and neighboring islands (approximately 35 houses and 819 apartments)A prerequisite for submitting a tender is the obligatory familiarization of the sites with the tenderers. The aggregate displays of the items are kept as follows:
- Area 1: Tuesday, November 27, 2018 at 9:00 am, starting at Gutzeitintie 8 (Kotka Island, Hovinsaari, Paimenportti, Hirssaari);
- Area 2: Wednesday, November 28, 2018 at 9:00 am, starting at Ututie 9 (Western Eagle: Karhuvuori, Mussalo, Lankila, Metsola),
- Area 3: Thursday, November 29, 2018 at 9:00 am, starting from Lennartinraitti 4 (Eastern Eagle: Karhula area, Sunila, Suulisniemi, Ristinkallio, Saksala).
Tours start every day from 9:00 am, lunch break from 12:00 am to 1:00 pm, and continue until 4:00 pm as needed. You must register for the property tour on November 23rd. 2018 by 3:00 pm by e-mail to kotkanasunnot@kotka.fi.
In order to ensure equal treatment of the tenderer, questions related to the invitation to tender will not be answered during the presentation of the sites, but the questions will be asked and answered through the Tarjouspalvelu.fi journalist portal, whereby all the companies who have examined the invitation will receive answers. Additional information questions must be sent by 02.01.2019 at 12:00.
The bidder must indicate any abnormalities in the drawings that they notice during the display cycle. The numbers and names of the premises may differ from the information on the floor plan. The offer is drawn up according to the actual use of the space.
Inspection of items:
Before the start of the contract period, the property will be subjected to an inspection by the selected service provider and subscriber, which will determine the current level of cleaning and property management.
