General preliminary remarks
Information on the construction site
General information about the object to be cancelled/dismantled:
The former "Brauerei Auerhahn" is located in Schlitz, about 20 km north-west of Fulda.
The brewery building, which has been vacant since 1998, is to be renovated as part of the urban development funding programme and converted into a "cultural brewery" with different uses as part of the "Living Centres" renovation programme.
The brewery site (17th - 20th century) below the Schlitzer old town - "Burgenring" is located in a prominent urban planning place and is characterized by a cityscape-defining effect.
Almost the entire perimeter is a listed area.
A total of 11 different buildings from different centuries are up for conversion.
In a first construction phase, the buildings A-D of the entire area are now to be renovated and converted.
It is a listed building, so we point out careful procedure, damage to the existing building must not occur.
All measures that influence the supporting structure must be clarified before execution.
All work must be carried out without vibrations of the building.
In the event of cracking on the existing building, the work must be stopped immediately and the construction management must be contacted immediately.
Location and transport routes, noise protection
The work is to be carried out on the following floors:
Basement, mezzanine, ground floor, outdoor space
The building plot is located on the southern edge of the old town Schlitz, which according to paragraph 3 of the
AVV construction noise is most likely to be classified as an "area with commercial facilities and apartments in which mainly apartments are accommodated".
The AVV specifies thresholds of 60 db (A) for construction work during the day and 45 db (A) at night.
For the construction phase, a nightly rest period of 20:00 - 07:00 is provided, which corresponds to the requirements of the AVV Baulärm Abs. 3.1.2.
The following measures must be followed by the contractor in the construction process to reduce construction noise:
- Avoid simultaneity of multiple, excessively noisy sound sources
- if unavoidable, usually high noise is expected, this must be reported to the construction management so that the neighbourhood and supervisory authorities can be informed at an early stage
- Use of low-noise construction machinery must be ensured
- Use of state-of-the-art construction machinery
Other information
The contractor must ensure that at least one fluent german employee of his company is always present on the construction site during the execution of his services.
Participation in the weekly construction site Jourfix is absolutely necessary.
