The area of the new daycare centre is approx. 1700 m², spread over 3 floors. 6 groups are to be established with 6 children in each group, a total of 36 children.
The three floors of the building will accommodate group areas as well as necessary selected supporting functions to meet the needs of the children, derived from significant disabilities. These are physiotherapy and occupational therapy rooms for training as well as treatment rooms, production kitchen and staff functions, etc.
On the south side of the building towards Haraldsgade there will be a protected play area. In addition, a supplementary play area has been calculated on the roof, which provides play areas close to group rooms for children who find it more difficult to be outside for long periods of time.
Outdoor areas are considered particularly important for special day care centers, as the children may have a great need for the extra stimuli that a well-planned outdoor area can contribute.
As there was no specific functional programme for special daycare centres when the project applied for and was granted funding, all relevant functions must follow the functional programme for daycare centres 4th edition 2020 as well as supplementary case-specific area paradigm and appendix.
Total consultancy must carry out all phases from and including outline proposals up to and including the 1st year inspection, cf. the Danish Commission's proposal. Description of the contract and the description of performance. In addition, the consultant must be in charge of a parallel local planning process that gives rise to building law.
A proposal has been submitted by ETN Arkitekter (with MOE consulting engineers as sub-consultant) for a local plan request for the development of Ragnhildgade 1. Subsequently, a start-up meeting and a meeting about the place have been held. After that, the local planning process is put on hold until a turnkey consultant has been elected.
Prior to entering into an agreement with the lead consultant, an existing barrack on the site will be demolished, and environmental studies will be carried out with a view to early dialogue with the Capital Region of Denmark about §8 permits.
The financial framework of the assignment - understood as the expected costs for all feasibility studies, construction costs, including supplies, fixtures and equipment - is as follows: DKK 56 million (p/l index 2023). Please refer to clauses 9 + 10 of the comprehensive consultancy agreement. The client's expectation of the consultant's contract thus depends on the consultant's fee percentage, but it is expected that the consultant will not be able to fall below DKK 8,250,000 based on the stated minimum remuneration requirements in the contract.
