Description:
Partial relocation station building of the district town Glauchau

The client plans to rehabilitate the building fabric of the subobject. This includes repairing the shell for the main building, repairing the lobby and renewing media as demand.Contractors require solutions that explicitly place only necessary construction measures for the safety of users in the foreground due to a limited budget and, in addition, the extended the necessary supply of the property with necessary in-house technology systems and ensures barrier-free development of the property. The building is considered a single monument. As part of this measure, a partial renewal and modernization of the domestic and electrical cables will be carried out. It is the basis for the simplest possible execution in planning and execution by contractors. The interior design and equipment is mostly done by the client. The use of objects must be observed and guaranteed during the construction period. This means implementation of construction work during operation. Deutsche Bahn (DB) concerns should be taken into account when planning.

Each bidder can submit multiple bids (one main bid per lot). Hub offers are not admissible. Further description can be found in procurement documents. The general procurement documents can be found under lot 1.

building design

The planning services of the object planner include the following focal points:

• a new roof covering and roof drainage,

• façade renovation by renewing all plaster surfaces and porphyry elements

• draining,

• window swapping,

• the renovation of the lobby with new flooring and restoration of the paintings,

• energetic building renovation (internal insulation external walls and ceilings)

• as well as the renovation of the adjoining rooms and cellars.

The measures for energetic upgrading of the building are subject to the special requirements of monument protection, as all the aforementioned measures must be carried out in close coordination with the monument protection authority. When rehabilitating, it is important to take into account that not only the façade must be rehabilitated according to historical preservation criteria, but also historically significant room structures and interior fittings are to be preserved. In addition, the implementation of the fire protection requirements must be taken into account.

Architectural services according to §§ 34, 35 HOAI 2021 are required for service phases 1-8.

Special services:

a) Fire protection concept

The fire protection concept is available and must be taken into account when planning. The component certificates and the planning implementation for this are still to be provided by the AN.

Tregwerk planning

The contractor is responsible for checking a passage (opening of the reception building on the southern and northern fronts) for the barrier-free connection by the contractor within the framework of the steps described above, for structural engineering according to HOAI, Part 4, Section 1, LPH 1-6, §§ 49-52 and Appendix 14. between Rosa-Luxemburg-Straße and platform 1.

The object is listed as a listed building. Renovation takes place during operation.

Planning of building services engineering

The planning services to be offered include the necessary partial renewal of the drainage system (outdoor lock and sewage system of toilet systems) as well as partial renewal of the heating system.

The contractor shall provide the services according to HOAI, part 4, section 2 from LP 1 to LP 4 and LP 5 to LP 8 (two-stage), sections 53-56 as well as Appendix 15.1, and 15.2, asset groups 1 and 2.

Planning of electrical engineering

The planning services to be offered include partial renewal of electrical installations and outdoor lighting as well as the renewal of lightning protection and grounding systems.

In the context of electrical planning, the client places particular emphasis on a simple overall concept that takes into account the mandatory cost requirements, which means that the AG demands solutions from the contractor based on the minimum principle. Corresponding agreements must be taken into account in the course of processing.

The contractor shall provide the services according to HOAI, part 4, section 2 from LP 1 to LP 4 and LP 5 to LP 8 (two-stage), §§ 53-56 and Appendix 15.1, and 15.2, asset group 4.
