The client Leipziger Wohnungs- und Baugesellschaft mbH intends to award services and supplies that are necessary for planning from work phase 5 HOAI and turnkey construction of the building, the outdoor facilities and the development of the housing project Samuel-Lampel-Straße.

The client intends to build a perimeter block development with seven contiguous residential buildings on parcels 1371/1, 1387, 1516, 1373 in Leipzig Zentrum-Mockau.

The plot to be built on is not within the scope of a valid development plan. Thus, the type and extent of the building is subject to §34 Bau GB. It is bordered by the traffic-calmed Samuel-Lampel-Straße. A direct connection to public transport is just a few minutes' walk away.

The residential building completes the existing urban figure of the 5- to 6-storey angled row development. By closing off the area to the east and south, a large contiguous courtyard is created.

A total of 100 residential units are being built. The perimeter block development has five floors above ground. An urban accent is set by the elevation of the block end in the southwest with 7 storeys. The building has a complete basement, whereby the Kel-ler is semi-sunk and thus the ground floor is formed as a mezzanine.

All resulting residential units should meet the requirements of the guideline of the Saxon State Ministry of the Interior for the promotion of the creation of rental housing subject to rent and occupancy in terms of their size and layout.

The building is to be planned and constructed in accordance with the Efficiency House 55 standard. The client was granted funding within the framework of the "Federal Funding for Efficient Buildings" (BEG) for the Efficiency House 55 – NH Sustainability Class. Certification with the "Quality Seal Sustainable Housing" (NaWoh) in conjunction with the "Quality Seal Sustainable Building" (QNG) is planned.

The construction project is put out to tender by the client on the basis of the planning basis sufficient for the tender for further planning and implementation by a general contractor (CONTRACTOR). This functional construction, quality and service description includes all services of the Contractor for the planning and implementation of the construction project, including associated services for construction management and documentation.

Construction is scheduled to begin in September 2023.
