Conversion and modernization (§ 44 HOAI)
The city center of St. Georgen in the triangle Hauptstrasse- Bärenplatz Gewerbehallenstrasse-Gerwigstrasse has emerged in its vast majority from a so-called "land rehabilitation" in the 70s of the last century.
In the past four decades, numerous changes have been made to the buildings, uses and assignments have changed.
In the meantime, some buildings or parts of buildings are in need of modernization or renovation.
To emphasize here is the town hall with the underground garages (city hall garage, parking garage "Stadtmitte") and the public space in the district described above.
The task of the next few years and decades will be to develop the city center beyond an upgrade of the retail and service center to an urban appearance and significance corresponding to its location and function as the center of the city.
In a first step, the city of St. Georgen in 2014 had draft ideas for the redesign and development of the streets and squares as well as for the structural completion worked out with an ideas competition.
The aim of the competition was not a finalized realization concept, but rather to develop a responsive master plan.
The competition entry of the 1st prize winner forms the basis for the future free-space and section-wise development of the city center of St. Georgen in public measures, as well as a guideline for individual projects of private sponsors.
1) Prize ideas competition:
K9 Architekten GmbH, Freiburg faktorgruen Free Landscape Architects, Rottweil
In a holistic view of the redevelopment backdrop in the city center, the underlying underground garages play an essential role.
Therefore, a further measure in this context was the extensive structural and static investigation of the city hall garage and parking garage "Stadtmitte".
For a full view, the following offices were consulted:
Schneider Architects, St. Georgen, (remediation measures with cost estimate) Kirn engineers, Pforzheim (concrete technology investigations) Prof. Faltlhauser engineers, Reutlingen (structural engineering) Ingenieurbüro Oberle, Villingen-Schwenningen (ventilation, electrical, lighting, barriers).
As a result of the processing, the local council has decided in several variants for a solution that is now pending in connection with the redesign of the public outdoor facilities for implementation.
The lead within the overall measure of open spaces / underground garages lies on the planner's side with the landscape architect.
