Brief description
The entire construction project encompasses the construction of a new administration building, consisting of a two-storey overhead building with a basement and a single-storey building as well as a loading hall with workshops and laboratories on the Claus-Sinjen-Straße 31 property in 24119 Kronshagen.
Administration building:
It is a two-part structure consisting of a two-story head building with a facade made of facing masonry and a single-storey bar that connects to the north side of the head building.
The administration building is accessed via a staircase with lift system at the junction of the two buildings. Employee access is located in the inner corner, which leads directly to the central staircase. Adjacent to the staircase and thus centrally located, are the sanitary facilities, whose access is made via a hallway from the staircase. In addition to a wheelchair-accessible toilet, toilet facilities are located there as individual cells that are equally available to employees and customers.
The two-storey bar has a basement, in the basement of which the technical and storage rooms are arranged. On the ground floor, on the west side, is the main entrance for customer traffic, which is accessed from the customer and employee parking lot. The windscreen of the customer entrance is followed by a corridor with a waiting area, connected to it are the reception, the shared service consultation areas and its management office. A meeting zone is opened up behind a double-leaf door. The area of the meeting rooms is designed without columns with mobile partitions in order to make the area usable as one large room.
On the upper floor of the head building are the higher-level administration rooms for the management of the business with secretariat, accounting, etc., a meeting room, a kitchenette and two toilet facilities as individual cells. With the exception of the toilet facilities, all rooms are adjacent to the central corridor, and the toilet facilities can be reached from the staircase. From the staircase in the upper floor, you also have access to a roof terrace on the single-storey bar. The roof terrace acts as a second structural escape route via an external staircase.
The single-storey beam on the north side is aligned at 90 degrees to the head building and is given a metal façade made of profiled sheets in a similar look to the company hall. The bolt is accessed from the centrally located staircase via a mid-floor, where the offices of the individual divisions (gas, water, electricity) and a tea kitchen are located.
The building has a suspended ceiling in the corridors and sanitary areas. There is no provision for a suspended ceiling in the rest of the premises. The room heights between OKRF and UKRD range from 2.5 to 3.25 m.
Operation hall:
The company hall is located west of the administration building and is connected to the administration building by an open, covered walkway. The technical and building connection rooms, as well as workshops and warehouses, are located on the northern outer wall. Due to the sound insulation certificate, the northern exterior windows cannot be opened for emission protection. The rooms are mechanically ventilated and vented.
The warehouse with parking spaces for loading and unloading is located under a raised part of the roof. A 2-level rack warehouse will be installed on the area as a complete system.
Within the building envelope of the company hall, the changing areas, each with a black or white lock and adjoining sanitary rooms, are housed in a solid brick core. On the western side of this massive part, there is a large room that can be used as a rest and break room and training room. This area can be divided into 2 rooms by means of mobile partitions.
The building has a suspended ceiling in the massive brick core (changing areas, sanitary areas, hallway and training room). There is no provision for a suspended ceiling in the rest of the premises. The room heights between OKRF and UKRD are approximately 3 m, except for the raised part with vehicle parking spaces and warehouse. This part has a ceiling height of approximately 5.5 m.
The hall is planned as a steel structure with a facade made of sandwich panels. The increased roof area above the rack warehouse is completely occupied by a PV system, which is necessary to achieve the planned energy standard (BEG 40).
Under the PV system, the flat roof is designed as a warm roof with foil or bitumen waterproofing.
ancillary facilities:
The depot with its traffic and storage areas extends south-west of the company hall. A vehicle shelter with 16 parking spaces for the company vehicles will be built on the traffic area in the western area. This is a galvanized steel construction that supports a butterfly roof that cantilevered on both sides. The roof is designed to accommodate additional photovoltaic IK elements.
On the southern boundary of the property, a storage area closed and covered on three sides will be manufactured as a steel structure with a facade made of profiled steel sheets.
