The new construction of building 1 / 2 for WTD 71 is planned in the property WTD 71 Surendorf, Seestraße, 24229 Schwedeneck - Surendorf.
The land to be built on is owned by the Federal Republic of Germany. It is centrally located in the property and is fully developed.
The present construction project involves the construction of a new combined office, laboratory and workshop building. In addition, the new guard is located in the NW corner of the building, which will replace the existing old guard station of the property after the new building is commissioned. The building has three full storeys and a staggered storey and was previously planned with a partial basement as part of the EW construction plans. This partial basement is to be omitted in the future, and the pellet heating system previously housed there is to be replaced by a heat supply by means of a heat pump. For this purpose, an additional 50 m² of net building space is to be created on the ground floor on the east side of the building.
Access to the measuring platform on the roof of the 3rd floor is provided via the staircase and an elevator. The external dimensions of the building are approx. 68.40 x 26.70 m. The eaves height of the staggered storey is approx. 15.60 m above the ground. The eaves height of the staircase and elevator is approx. 20.00 m.
The previous planning according to the submitted EW-Bau results in the following planning parameters:
NF 1 – 7: 2.796 m²
BGF: 5.252 m²
BRI: 20.730 m³
The design planning was completed in 2019 and submitted as an EW building. On this basis, an IPU was prepared and submitted in July 2023 according to the new RBBau.
As part of the further planning, the existing planning (as of EW construction from 2019) must first be updated and adapted to the current boundary conditions and an FPU according to the new RBBau must be created on this basis.
Part of the overall project is also the demolition of existing buildings 1 and 2. In some cases, demolition can only take place once the new building has been put into operation and handed over to the user, who has managed the move from the existing buildings. The final outdoor facilities, including roads and parking lots, can only be definitively described after all demolition work of the existing building has been completed.
