The municipality of Aschheim in the Munich district is planning to build a replacement for part of the existing town hall on Ismaninger Strasse in Aschheim. The building to be replaced has significant deficiencies in fire protection and, due to the development in connection with the other part of the building, involves laborious work processes and unfavorable development situations.

The town hall should have a total usable area (NUF 1-7) of 2 900 m 2nd are planned, of which 540 m 2nd currently in the form of buildings built and to be maintained in 2000.

The municipality of Aschheim would like the implementation of its planning goals with a design of the new building that fits well into the existing development and strengthens the character of this development. Against this background, the design elements of the new building should be selected carefully.

As part of the order, it must be examined which rooms and functions can be reasonably accommodated in the existing building. The part of the building to be preserved must be adapted to today's workplace and fire protection requirements. It is also important that the quality of stay in the building to be preserved does not decrease compared to the new building to be planned and that there are no differences for employees depending on the accommodation.

The town hall is to be planned so that up to 75 employees can work there. The future viability of the design, particularly with regard to a higher number of employees in the town hall, which is not excluded in the long term, is achieved by the fact that the majority of the office space is dimensioned in such a way that it can accommodate 2 instead of one person.

A future expansion of the town hall is not part of the task.

A total of approx. 65 parking spaces are required for the new town hall / the town hall extension, the existing underground car park has a capacity of 20 parking spaces. The new underground car park is to expand the inventory by 45 spaces and, depending on the location, either with an additional driveway or a 2-lane conversion of the existing departure / driveway.

Proposals for solutions must be drawn up by all bidders in the course of the offer.
