NEW AG plans to convert its main administration building at the site at the site at 41236 Mönchengladbach, Odenkirchener Strasse 201 into a multispace building. New multispace space space with around 230 workstations is to be created in the existing office building on 4 floors.
The purpose of this invitation to tender shall cover the general contractor's services for the construction project, i.e. all the necessary works. The contractor shall construct a turnkey and functional expansion, including the manufacture of the outdoor facilities in the area of the claimed construction site. NEW AG is a contracting authority and therefore intends to tender and award the general customer services in accordance with the requirements of EU VOB/A throughout Europe.
NEW AG plans to convert its main administration building at the site at the site at 41236 Mönchengladbach, Odenkirchener Strasse 201 into a multispace building. New multispace space with around 230 workstations is to be created in the existing office building of NEW AG on the ground floor to 3rd floor. The building has 5 floors above ground and a basement. In the basement there are storage and technical rooms. The ground floor up to 4th floor currently has office use with separate offices. The 4th floor and the façade have just been renovated and rebuilt. The existing building services is located on the 5th floor. The building is structurally connected on the 1st floor with a two-storey pavilion and in the basement with an underground garage. No conversion measures take place in both areas. The construction process provides for the conversion of floors from the 3rd floor to the ground floor. The floors where no conversion work will take place will continue to be used.
The purpose of this invitation to tender shall cover the general contractor's services for the construction project, i.e. all the necessary works. This includes in particular the following services and interfaces:
— initially complete gutting of the areas, including disconnecting the media supply of the floors,
— new construction with all common building structures (drywall, building elements, masonry, etc.),
— new installation with all common TGA trades (heating, sanitary, ventilation, electrical, etc.),
— carpentry on site is carried out on site; these trades are to be coordinated by the JV,
— Construction of new TGA control panels in the basement.
Planned planning and construction times:
— Execution/work planning: December 2021-January 2022,
— Start of construction: approx. December 2021,
— Construction period: approx. 7 months per floor; only one floor can be rebuilt at a time
— Completion: approx. December 2023.

—— Workstations in multispace and individual rooms: approx. 230,
Usual ancillary rooms are to be realised (meeting rooms, tea kitchens, common areas, etc.)
The floor heights are max. 4.50 m,
On the ground floor there is an IT room with cable runs, which must be protected during the construction period.
