Alpha Housing (Northern Ireland) Ltd wished to jointly procure a Maintenance Contractor for the works described below as part of a consortium of Housing Associations including:

Fold Housing Association; Fold House 3 Redburn Square, Holywood BT18 9HZ.
Gosford Housing Assocation; 1 Barrack Hill, Armagh City BT60 1BL.
Habinteg Housing Association (Ulster) Ltd; 22 Hibernia Street, Holywood BT18 9JE.
Triangle Housing Association; 60 Eastermeade Gardens, Ballymoney BT53 6BD.
All five of the above housing associations together form the Accord Maintenance Procurement Group (AMPG).
It should also be noted that during the contract period other Department for Social Development Registered Housing Associations in Northern Ireland may join AMPG by acceding to the contract and require works to be provided to them under the contract awarded as part of this competition. For a list of all Registered Housing Associations that may potentially seek to use this contract economic operators should refer to the Department for Social Development website www.dsdni.gov.uk.
The proposed works include maintenance, repair and servicing associated with fire alarms, emergency lighting and fire fighting equipment. These works will be known as the mandatory works. The contractor may also be required to undertake refurbishment and replacement works of fire alarms, emergency lighting and fire fighting equipment, to be known as the discretionary works, for the individual member Housing Associations. There may also be an element of design works required. There is no guarantee as to the volume and spread of these discretionary works.
The economic operator appointed will be required to provide a reactive maintenance works service to each individual Housing Association's stock throughout Northern Ireland. The economic operator will be required to provide this service to each Association 24 hours per day 365 days per year. (including all weekends and holiday periods).
The contract will be delivered through a measured term contract.
As of 31.3.2011 there are 222nr sites throughout Northern Ireland each containing a varied number of housing units.
