Performance as general planner for the project "Brothers Grimm Primary School".
At the Brothers Grimm Elementary School in Dortmund-Hombruch, there is an additional need for additional space for the adjoining room areas that are currently too small due to the growing number of students.
The existing 3-storey and basement school building dates back to 1905 and is currently in use as a 2-speed primary school with 8 regular classes and 240 students.
The 2-speed should be maintained in the medium term, but the side rooms currently offer too little space, which is why an extension is being considered.
On the basis of an existing feasibility study, the additional space requirement is to be created in the form of a connected, 3-storey extension building.
The areas to be created by the extension of a total of about 1 760 m
- 2 classrooms (replacement for missing rooms in stock) á 72.5 m
- 2 multi-purpose rooms (MzR) á 67.5 m
- 4 group rooms á 54 m
- 1 teaching aid room á 35 m
- Residence, storage, sanitary, testing room total 65 m
- All-day area 224 m
- Exercise room, approx. 90 m
- Pausenhalle / covered schoolyard area.
The new building is to be connected to the south façade of the existing building via a staircase with lift system, thereby opening up both the new areas and the existing barrier-free property.
The media supply of the cultivation is to be realized from the extension of the existing technical facilities in the main building.
Due to the new building at the location of the current steel escape staircase, a temporary escape route for the existing building (2nd escape route) must be established, since the main building will continue to be used during the construction period. The reconstruction work will be carried out during school operations or during holiday periods.
Services General planner:
a) Recording and analysis of the existing building with regard to the space program, building substance and technical equipment (plan documents are partly available);
b) Object planning of the cultivation incl. connection to the stock (Leistungsbild Gebäude, LP 1-8);
c) technical planning of the technical equipment, equipment groups 1 to 8 (performance picture technical equipment, LPH 1-8), connection from the stock;
d) interior design / furnishing planning;
e) Planning of the outdoor facilities (new access concept and changed schoolyard use).
The fire protection planning and consulting is commissioned by the client (AG) directly, as an existing fire protection concept of the school is to be extended.
As a ground survey is already in place, any necessary services will also be provided by the client.
With the completion of the LPH 2 (HOAI), a comparative life cycle cost calculation is to be carried out. The comparison of variants should take into account the minimum energy standard according to the Energy Saving Ordinance (EnEV), an improved standard (EnEV-45%) and the passive house standard. For these three energetic variants, separate cost estimates have to be made in the context of preliminary planning (LPH 2).
The project budget for the cost groups 200-700 was calculated at a total of 6 204 000 EUR gross.

Planning (LPH 1-6): 03/2019 - 08/2020
Construction (LPH 8): 07/2020 - 12/2021
