Ersatzneubau GGS Vennhauser Allee

IPM GmbH is planning to have the replacement building of a community primary school built on a turnkey basis as part of a holistic tendering process. The scope of services includes planning and construction services for the replacement building of the community primary school Vennhauser Allee 160-162 in Düsseldorf in 3 lots.

Ersatzneubaugebäude GGS Vennhauser Allee

The contract to be awarded relates to planning and construction services for the replacement of a community primary school at Vennhauser Allee 160-162 in Düsseldorf. The contractor must construct the replacement of the school buildings and the sports hall.

- New school building: 4,160 m² GFA

- New construction of sports hall: 863 m³ GFA

The completion of the new building must be completed on time in order to be able to comply with the planned move. The contract will be awarded to a general contractor who will also take over the planning from phase 5 onwards. The kitchen equipment is one of the services provided by the general contractor. Preliminary tree felling and dismantling of the existing gymnasium will be carried out on site.

The existing municipal community primary school at Vennhauser Allee 160-162 was built in 1972/1973 as a steel skeleton building. The ensemble, which was built on the 10,866 m² site, consists of five buildings: two two-storey school wings, a gymnasium and two single-storey buildings for the administration/teachers' rooms and a caretaker's bungalow.

Initially, the plan envisages the demolition of the existing gymnasium. Half of the property will be separated for construction operations. The new construction of the school building and the sports hall will be erected on the vacant area as part of this lot (Lot 1). Lessons in the classrooms of the existing multi-storey buildings will continue during the new construction project. After the move to the new building, the existing building can be completely demolished (Lot 2) and the open spaces (Lot 3) can be completed.

The property will be accessed via the existing infrastructure of Vennhauser Allee. The access roads will also be realized via the aforementioned road. In the area south of the new building, a parking lot will be created in accordance with the parking space ordinance with 18 car parking spaces and 80 covered bicycle parking spaces. The existing fire brigade access road will be retained as it is.

The new building will be partially designed as a three-storey building and will have a clear cubic U-shape. The prelude on Vennhauser Allee is the single-field gymnasium with its adjoining rooms and merges into the three-storey school wing.

The central main entrance is located on the western side of the building and is accessed via the schoolyard. This is directly connected to the common areas such as foyer, differentiation rooms and canteen, as well as the administration. On the ground floor there is space for further uses such as storage and ancillary rooms, kitchen. Two escape stairwells are used for internal access. The staircase attached to the main entrance/foyer will also have an elevator (cabin size 1.10m x 1.40m), which will serve all floors of the building. All rooms of the building are thus barrier-free. The general teaching areas as well as the subject rooms are located on the upper floors. With the exception of a few subject rooms, they are organized as a cluster, each with four classrooms, a common open learning zone and the OGS area. The kitchen on the ground floor is designed according to the Cook & Chill principle for about 80 meals / shift. The delivery takes place directly via a separate entrance on the east side. The parking spaces for cars and bicycles located in the south are equally available for school and sports hall use. The sports hall is also available for extracurricular uses (sports clubs).

Functional core description:

The aim is to achieve DGNB certification (minimum standard GOLD).

The entire thermal energy required for the heating and service water supply is generated from renewable sources, primarily through the renewable electricity generated by the photovoltaic system with 124 kWp and the environmental heat (air-to-water heat pump system).

The ventilation system will be equipped with heat recovery.

Without exception, the lighting is implemented with LED technology and presence detectors. Classrooms, offices and specialist rooms will also be equipped with daylight-dependent lighting control.

The planning provides for a far-reaching renunciation of organic insulation (polystyrene, etc.) in favor of mineral insulation materials in walls and roofs.

All roof surfaces - except in areas of the technical structures - will be extensively greened. A biodiversity roof is being built on the roof area between the sports hall and the school building.

For the realization of the school building, 13 statutory trees will be felled in the area of the construction site. These are compensated by new plantings on the property.

Dismantling of the GGS Vennhauser Allee building

The contract to be awarded concerns planning and construction services for the demolition of existing buildings of a community primary school at Vennhauser Allee 160-162 in Düsseldorf. The contractor must carry out the dismantling of the existing school buildings. The contract will be awarded to a contractor who will also take over the planning from phase 5 onwards for the dismantling.

Preliminary tree felling and dismantling of the existing gymnasium will be carried out on site.

After completion of the new building, the contract will be awarded to an entrepreneur who will also take over the planning for the outdoor facilities from phase 5. Preliminary tree felling and dismantling of the existing gymnasium will be carried out on site.
