Construction work and rental



The job center Herzogtum Lauenburg (hereinafter also referred to as JC Geesthacht) and the Federal Employment Agency intend to rent rental space in the urban area of Geesthacht.

It is looking for a landlord who, according to the specifications of the JC Geesthacht and the Federal Employment Agency on the basis of a functional utilization concept, which is provided with the invitation to participate in the negotiations, the required space in the specified qualities and creates the JC Geesthacht and the Federal Employment Agency on the basis of two separately concluded leases for temporary use. An area of approx. 2 380 m is required 2 NRF acc. DIN 277, of which about 864 m 2 attributable to the rental unit of the Federal Employment Agency.

Both rental units are to be accommodated in one building.

The areas used by the JC Geesthacht and the Federal Employment Agency must each be designed as separate rental units and have a common main entrance.

The conclusion of the lease is the subject of the award procedure. The required rental space can be created by adapting a building that is already being planned or under construction or by constructing a new building. In buildings / properties in which space has been or is to be rented to other tenants, the space provided to the JC and the Employment Agency respectively must be offered contiguously. The rental property must fulfill the following requirements:

There will be a total usable area (NRF according to DIN) of approx. 2 380 m 2 searched.

The following requirements are set for the area to be rented:

a) Accessibility according to DIN 18040 in the building

b) Entrance zone / reception on the ground floor: Central entrance with the possibility of customer control. The entrance zone should be planned generously and brightly due to the customer traffic. Access to all other areas of the building should only be possible via the entrance zone. There must be a reception desk (2 workstations each) for the job center and the agency.

c) Organizational units are to be accommodated spatially together.

d) Security Requirements: Employees should be able to walk around desks, no desks on walls, JC office doors between each 2 office spaces required.

e) Social rooms with kitchen equipment (JC / AA).

f) meeting rooms (JC / AA).

g) Separate barrier-free staff entrance is to be provided.

h) Other space requirements (according to space requirements): waiting area, copy room / post office, technical room, cleaning room, maternity / first aid, storage rooms.

i) Youth Employment Agency

j) Electronic locking system

k) Automatic doors at the main entrance as a sliding door / swing door drive with push-button

l) Meeting rooms with video projector connection, computerized boxes and mobile partition

m) Presenter monitors, data boxes for SIE and DSE, connection for Infoscreen

n) Lockable container parking space

o) Smoking shelter (not in front of the main entrance)

p) burglar alarm system

q) Covered and lockable bicycle parking spaces

The offered monthly rent may not exceed an amount of 29 760,00 EUR. Offers above are not counted.

The building to be provided must be within the urban area of Geesthacht and must have a public transport connection (barrier-free).

The entire building must be barrier-free at the start of use, insofar as this is required in accordance with DIN 18040-1.

The requirements of ENEV 2014/2016 must be fulfilled. In addition to the building to be rented, at least 13 car parking spaces must be demonstrated on the property, directly next to the building, 7 of which are disabled parking spaces.

Further requirements for the building to be provided arise from the tender documents.

The future rental property will be rented by the JC Geesthacht and the Employment Agency for 10 years.
