The present mission of project author consists of all acts and services for the realization of the real estate project, except those that relate to the work of the book themselves. She understands:

- a complete architectural mission, including stability studies, special techniques (HVAC, electricity (high and low current), plumbing and sanitary) and acoustics,

- a coordination mission in the field of safety and health, relating to the well-being of workers during the execution of their work, both during the project development phase of the work and during its implementation,

- a mission of PEB adviser,

- a fact-finding mission on the determination of the proportion of the common portions pertaining to each private portion of a condominium of a building (s) built, in accordance with the Civil Code,

- a mission relating to the integration of a participatory process during the development of the project with the candidates / future occupants both in terms of project design and the future management and maintenance of the property and the planned techniques,

- a commissioning mission for 2 full years following the date of first occupation of the premises,

- an assistance mission in terms of setting up maintenance and maintenance services and,

- an assistance and advisory mission aimed at obtaining bonuses for the construction and / or renovation of the Brussels-Capital Region and / or additional municipal bonuses, "energy" bonuses for the Brussels Environment, calls for projects the Brussels-Capital Region (eg Be.exemplary), as well as other advantages related to the construction or purchase of a property. This assistance mission includes specific measures related to the specific status of future purchasers (eg their PRM status). For this purpose, the project author inquires about the available bonuses, their terms and the requirements related to each bonus; it completes the application forms and produces the documents required by these different procedures.
