The Jenisch Haus, Baron-Voght-Straße 50, 22609 Hamburg, is the former country residence and park villa of the Hamburg Senator Martin Johan von Jenisch the Younger. The surrounding park, together with the Jenisch House and the gatehouses, forms an ensemble of monuments. Jenisch House and Jenisch Park are owned by the city. The Jenisch House is suitable as an event venue and as a museum at the same time. In order to make better use of these opportunities, extensive rehabilitation, modernisation and restoration measures are required. In this procedure, the services of technical building equipment are awarded in accordance with § 55 HOAI 2021, LPH 1-8, if applicable LPH 9.
The Jenisch House, former country residence and park villa of the Hamburg senator Martin Johan Jenisch the Younger, was built in 1831-34 according to designs by Franz Gustav Forsman and Karl Friedrich Schinkel. The surrounding park was laid out around 1785 by Caspar Voght and redesigned in 1828 after it was acquired by Jenisch. Together with the Jenisch House and the gatehouses, this forms an ensemble of monuments. Jenisch House and Jenisch Park have been publicly owned since 1927.
Today, the rooms on the ground floor and 1st floor, which are used as museums, show a permanent exhibition with pieces from the Jenisch family as well as furniture, paintings and handicrafts from the home décor of past centuries. In addition to changing exhibitions, the 2nd floor also houses the museum's staff department. There is also a café on the ground floor, which is leased to Schmidt & Schmidtchen GmbH. The Jenisch House has a gross floor area of 2,161 m² and a net floor area of 1,767 m².
Major renovation measures were last carried out in 2006/2008. Among other things, moisture damage in the basement was repaired, including renovation of the toilet facilities, as well as measures of structural and technical preventive fire protection were carried out. In addition, a renovation of windows took place in 2021/22.
Due to its outstanding location and the great preservation of historical substance and furniture, the Jenisch House has a cultural-historical significance and thus also a particularly high degree of attraction. It is suitable as an event venue and as a museum at the same time. In order to make better use of these opportunities, comprehensive modernization measures are required. The focus is on the preservation of what is already there.
The aim is to make the building more attractive for events (basement, ground floor) as well as for museum visitors (ground floor, 1st and 2nd floor) and to adapt it to the state of the art. In particular, the topic of accessibility plays a major role against the background of legal requirements for public buildings. The building is to be designed to be as barrier-free as possible within the framework of the monument protection goal. The entire project is also subject to the binding requirement of sustainable planning, construction and operation of the building in accordance with the silver quality level (BKM Bund).
In this procedure, the services of technical building equipment LPH 1-8, if applicable LPH 9, are put out to tender in accordance with § 55 HOAI 2021 for the following plant groups:
1. sewage, water and gas installations,
2. heat supply systems,
3. ventilation systems,
4. high-voltage systems,
5. telecommunications and information technology systems,
6. conveyors,
7. use-specific installations and process engineering installations;
8. Building automation and automation of engineering structures.
The technical building equipment essentially requires the following measures:
• Renewal of the basic lighting (renewal of exhibition lighting is carried out separately by exhibition planners or separate lighting planning)
• Enhancement of the outdoor area in the listed park through lighting in coordination with the Office for the Protection of Monuments and the Office for Nature Conservation, Green Planning and Soil Protection in the Ministry for the Environment, Climate, Energy and Agriculture (Garden Monument Preservation)
• Installation of conveyor systems in the course of improving accessibility (in particular construction of a passenger lift, if possible on the part of the monument protection office)
• Technical upgrading or renewal of outdated security, ventilation, heating and IT systems
• Media technology for event rooms on the ground floor
• If necessary, media infrastructure for the exhibition areas (if this is not done by the exhibition planners)
• Renewal of sanitary facilities
• Renewal of obsolete electrical installations
• Renewal of components of the lightning protection system on the roof (if necessary due to the roof renovation)
• Modernization of the kitchen/gastronomy (to be developed in close coordination with the existing tenant and the user. The furnishing of the gastronomy as well as the loose kitchen equipment are provided by the tenant.)
This list is not exhaustive. All points require close coordination with the property planner, the monument protection officer, the user, the restoration office, the exhibition designer and the lighting designer.

It is envisaged that the services will be commissioned in several stages:
Stage 1 includes the services of basic determination, preliminary planning (project and planning preparation) as well as the services of design and approval planning (service phases 1-4).
Stage 2 includes the services of implementation planning and preparation of the award as well as participation in the award of the contract (service phases 5-7).
Level 3 includes the services of property supervision (construction supervision) and documentation as well as the services of property management (service phases 8, possibly LPH9).
All levels according to Appendix 15 to §55 HOAI 2021 (Technical Equipment).
The scope of services of all service phases included in the stages correspond to the basic services contained in Annex 15 to §55 HOAI 2021 and, if applicable, special services (technical equipment).
