Kymsote-Realteistöt Oy is requesting your offer for a framework arrangement for design services for new buildings and reconstruction, according to the tender documents. Planning services are acquired as part of projects with a projected total value below the EU competitive threshold for works contracts. As an option included in the agreement, subscribers have the right to obtain contractual design services even for projects exceeding the EU threshold for works contracts. (see additional information on sub-entity options).
The criteria for choosing competition is overall economic affordability and the cheapest price as a benchmark basis. Selection takes place in the bidder s' scoring order.
Architectural and master designIn Subset 1, architectural and master design are acquired.
The duties of the Architect/Master Planner are based on the Architectural Design Task List RT 103253 and RT 103254 (Appendices 2 and 3 to the Request for Tender).
The tendering process shall be carried out through an open procedure on the basis of which at least three (3) and up to five (5) bidders with the highest score are selected in the subset.
OPTION 1: As an additional procurement facility, the right to order design services from the contract supplier also for projects whose total cost value exceeds the EU threshold for works contracts.
The subscriber has the right to decide on the introduction of the option on a project-by-project basis. The anticipated value of the actual planning mandate is not a determining factor in the introduction of the option.
OPTION 2: Subscribers have the right to obtain from the providers also fire technical design.However, subscribers can also acquire fire technical design from service providers other than selected providers.However, combustion engineering refers to the structural fire safety of the building design.
OPTION 3: Subscribers have the right to obtain acoustic design from the providers as well. However, subscribers can also acquire acoustic design from other service providers as selected providers.
The acoustic designer tasks are based on the Acoustic Design Task List RT 103190 (Annex 4).
Structural designStructural design is acquired in Subset 2.
The tasks of the structural engineer are based on Structural Planning Task List RT 103087
(Annex 5).
Competition is carried out through an open procedure, on the basis of which at least three (3) and up to five (5) contract vendors with the highest scores are selected in the subset.

The tasks of the foundation construction designer are based on the task list RT 103032 (Annex 6).
Competition is carried out through an open procedure, on the basis of which at least three (3) and up to five (5) contract vendors with the highest scores are selected in the subset.

LVIAE DesignSubset 4 acquiring LVIAE design,
The tasks of the LVIAE designer are based on the task list of economic engineering designRT 10-11290 (Appendix 7).
Competition is carried out through an open procedure, on the basis of which at least three (3) and up to five (5) contract vendors with the highest scores are selected in the subset.
OPTION: As an additional procurement facility, the contract includes the right to order design services from the contract supplier for projects whose total cost value exceeds the EU threshold for works contracts.

Electrical engineeringIn subset 5, electrical design is acquired.
The tasks of the electrical designer are based on the task list of economic engineering RT 10-11290 (Annex 7).
Competition is carried out through an open procedure, on the basis of which at least three (3) and up to five (5) contract vendors with the highest scores are selected in the subset.

Subscribers can also acquire AV design from service providers other than selected providers.
AV design refers to the design of building AV systems.
OPTION 3: Subscribers have the right to obtain lighting design from the providers as well. However, subscribers can also acquire lighting design from service providers other than selected providers.
Lighting design tasks are based on Lighting Design Task List RT 10-11174 (Annex 12).
Interior designIn subset 6, interior design is acquired.
The tasks of the interior designer are based on the Interior Design Task List RT 10-11192 (Appendix 8).
Competition is carried out through an open procedure, on the basis of which at least three (3) and up to five (5) contract vendors with the highest scores are selected in the subset.
