The building stock "Obere Sandstraße 20" is located in the so-called sand area, at the foot of the Domberg in the middle of the historic old town of Bamberg. The total area measures 12.50x58 m and stretches from the Sandstraße in the southwest to the Sandbad in the north-east. Essentially, the building complex consists of four main buildings, which were built one after the other, called building sections A, C and D - as well as the inner courtyard development located between building parts A and C, called
Component B. In 2019, the buildings had to be closed and structurally secured due to serious structural problems. The vacant building is to be repaired and put to new uses.
The idea is to transform large parts of the property into a cultural centre.
The former use of the club is to be revived in the basement. A restaurant and a multifunctional event hall as well as residential and office space are to be accommodated in the building ensemble.
The aim of the general renovation is the repair of the buildings as well as a renewal/repair of the building statics. Important planning-relevant topics for all units of use are:

The space program mentioned so far is an initial specification. Further variants in terms of room layout are conceivable. The ensemble is located in the heart of Bamberg's city centre. Particular attention should be paid to construction logistics and public relations. The measure is a high-level funding project.

2022/23: Invitation to tender for main planners and specialist planners, preliminary investigations and first service phases
2023/2024: Work planning and tendering
2024-2026: Construction period
2027: Final invoices and proof of use

The total project volume amounts to € 8,856,168 gross.
