Barrow Borough Council (BBC) is responsible for the maintenance and repair of approximately 3 000 residential homes. BBC aim to ensure high quality repairs and maintenance that are free from defects,are completed within the requisite time-scales and are undertaken by competent operatives who work in a safe and efficient manner. BBC wishes to procure and enter into 2 contracts for the completion of responsive repairs and gas maintenance and repair to residential properties. The services covered by this procurement are essential to the operation of BBC's housing management service. The successful bidder (s) will be expected to work in the spirit of partnership to deliver a tangible and consistent improvement in the services. The procurement is divided into 2 Lots that cover the separate service areas. Bidders will be permitted to tender for 1 or both of the Lots.

The Lots are as follows:

Lot 1 — Responsive repairs.

Lot 2 — Gas servicing, maintenance and repair.

This Lot is for a responsive repair and maintenance service to occupied and unoccupied residential properties. The contract that is awarded pursuant to this procurement will cover the delivery of a high-quality responsive repair, maintenance and improvement service. Bidders should note that BBC would like to move from a schedule of rates model to a price per property model within the first 3 years of the contract. This Lot is for a gas servicing, maintenance and repair service to occupied and unoccupied properties. The contract that is awarded pursuant to this procurement will cover the delivery of a call out, maintenance, servicing, repair and component replacement service for gas central heating, hot water systems and miscellaneous gas appliances.
