This project author's mission consists of all the acts and services enabling the real estate project to be carried out, except those relating to the work of the work itself. She understands:
- a complete architectural mission, including stability studies, special techniques [HVAC, electricity (strong current and weak current), plumbing and sanitary] and acoustics,
- a safety and health coordination mission, relating to the well-being of workers during the performance of their work, both during the development phase of the project and during its implementation,
- a mission of PEB advisor,
- a study mission relating to the fixing of the share of the common parts relating to each private part of a condominium of built building (s), in accordance with the civil code,
- a mission relating to the integration of a participatory process during the development of the project with the candidates / future occupants both in terms of project design and of the future management and maintenance of the property and the planned techniques,
- a commissioning mission for 2 full years following the date of 1
- an assistance mission in terms of setting up maintenance and upkeep services,
- an assistance and advice mission aimed at obtaining construction and / or renovation grants for the Brussels-capital region and / or additional municipal grants, Brussels environment “energy” grants, calls for projects from the Brussels-Capital region (ex. Be exemplary), as well as other advantages linked to the construction or purchase of a property. This assistance mission includes specific measures linked to the specific status of future buyers (such as their status as PRMs). To this end, the project author inquires about the available bonuses, their terms and the requirements linked to each bonus, he completes the request forms and produces the documents required by these different procedures.
