In this award procedure, the city of Erkrath is inviting tenders for architectural services in property planning for the energy-efficient refurbishment and, optionally, the window refurbishment of the school centre at Rankestraße 4-6 in Erkrath. The school building dates back to the 1970s. The school centre on Rankestraße needs to be renovated with regard to structural fire protection. In addition to the renovation measures relating to fire protection, the building has a number of other deficits caused by the age of the building or increased requirements. In particular, with the exception of the window and door systems, which were completely renewed in 2012, the facades are still largely in the original condition of the planning and construction period 1974-1976.

In addition to the fire protection renovation at the Hochdahl school centre, which is currently taking place during ongoing school operations, the city of Erkrath also intends to have an energy-efficient renovation of the façade surfaces planned and carried out. According to the present feasibility study, a partial synchronization of the construction measures is possible from 2024 while adhering to the schedule. The planning services (LPH 1-8) for the façade renovation are commissioned in stages (stage 1: LPH 1-3; Level 2: LPH 4; Level 3: LPH 5-7 and Level 4: LPH 8). Within the scope of the first stage of the contract, a feasibility study must be carried out to determine whether the façade renovation can be accompanied by further possible and sensible energy-related measures, such as window renovation, roof insulation, etc. can be extended. If, on the basis of the results of the feasibility study, it is decided to renew the window systems as well, the flat-rate fees specified by the bidder in his offer shall apply to his corresponding, optionally available planning services. According to the feasibility study, the costs of KG 300 for the energy-efficient façade renovation amount to approx. EUR 6,503,000.00 net. The renewal of the window systems is estimated at an additional cost of approx. EUR 900,000 net. The city of Erkrath requires the following essential deadlines: LPH 1-3: 11.09.2023-21.03.2024; LPH 4-7: 22.03.2024-04.10.2024. The execution in 4 construction phases: 28.10.2024-31.07.2028. More detailed binding information can be found in the tender documents. Funding for individual measures is planned. As part of the planning process, it is examined whether an alternative, higher subsidy is possible, which is then sought.
