Object planning according to HOAI Part 3, Section 1, § 34 Buildings and Interiors, LPH 2-9, step-by-step commissioning with options

In the medium term, three large new buildings are to be built on the Marienleuchte service property on Fehmarn. An accommodation building, a service and registration building and a farm building. Currently, the areas of the accommodation and the service and registration rooms are located in one building. In the future, these are to be arranged in two separate new buildings. The new construction of the standard accommodation building is to be implemented first, followed by the service and registration building and finally the farm building. Due to the chronological order of implementation, there are dependencies within the planned measures and the developments on the property. In the course of the service advertised here, the accommodation building is to be realized first. The client hereby reserves the option of further commissioning for the new construction of the service and registration building. The realization of the commercial building is not part of the tendered service – but must be considered across the board for the property. Furthermore, it should be noted that there is a pilot project for CO2 neutrality on the property.

In the first construction phase, the construction of a new accommodation building on approx. 1,500m² (GFA) with 32 individual accommodations and associated bathrooms as well as a technical building in the northwestern part of the property is to be planned and built. The project is intended as a pilot project for the BNB system variant "Bundeswehr accommodation building (new building)". In addition, the new building is intended to implement the first components of the pilot project for a CO2-neutral property.

As an option, the 2nd construction phase, the new construction of the service and registration building in the north of the BW property Marienleuchte parallel to the steep bank in the immediate vicinity of the accommodation building, is put out to tender. Due to the security systems in the building, a security check of the office will be mandatory in the event of an assignment for the service and registration building.
