General planner and architectural services

The client plans to award services in accordance with HOAI, Part 3, Section 1 (here mainly LPh 1-3 and 5-9) and Part 4 for building maintenance (BUN) and for small new buildings, conversions and extensions (KLB) on BA's own properties in 3 lots for the period 01.01.2024 to 31.12.2025 as well as two further option years via time-limited framework agreements.

We are looking for architectural and/or engineering firms which, due to their competence and experience, are familiar with the regulations of public construction and can reliably handle and supervise the measures KLB up to € 6 million, BUN also above (gross incl. NK) in compliance with the agreed qualities, costs and deadlines.

However, there is no entitlement to a sales volume of a certain amount and exclusive commissioning within the lot/sub-area of the lot (no exclusivity relationship).

The client reserves the right to change the lots if this becomes necessary for organizational reasons.

The individual lots each consisted of one or more RIM (RIM = Regional Infrastructure Management), which are based within the respective districts (lots). As a rule, RIM consists of several real estate teams and usually looks after several agency districts, each with several properties. The RIM employees are the contact persons on site for topics such as freedom of construction, building access during a construction project, etc.

Project management and client representation is carried out via BA Building, Construction and Real Estate Management GmbH.

The minimum rate of the HOAI is the price cap. Offered fee rates above the minimum rate of the HOAI will not be evaluated.
