With this procedure, the Da-Di-Werk intends to commission the services of the technical equipment (cost groups 440/450/540) in accordance with §53 ff HOAI for the thorough renovation of the Eicheschule in Ober-Ramstadt.

The Da-Di-Werk intends to thoroughly renovate the school building, which was erected in concrete skeleton construction in 1972, and the grounds of the Eiche School in Ober-Ramstadt. The Eiche-Schule is a three-speed primary school with about 300 pupils. The school grounds include a school building with an extension, a sports hall, an interim container facility and, from autumn 2024, a 2-storey modular timber building. In accordance with the Guidelines for Sustainable Building (LLnB), basic energy-efficient refurbishment includes refurbishment with passive house components or the achievement of the passive house standard in existing buildings.

The thorough renovation is due to the ongoing school operations in 5. Construction phases broken down. The 1st construction phase has already been renovated and completed in an early measure. The individual structural measures are considered and worked on as a holistic project.

The construction will be carried out in a further 4 construction phases (2nd - 5th BA):

1. BA – auditorium + music room and student toilet, has already been done

2. BA – Refurbishment of the building envelope

3 .BA – Thorough energy-efficient renovation ground floor + 1st floor incl. extension

4. BA – Renovation of administration + basement / replacement of heating system

5. BA – Outdoor facilities

The construction phases are to be carried out consecutively from 01/2025 to 03/2026. For the respective construction phases, the planning performance of the high-voltage and low-voltage system, lightning protection/earthing system, outdoor lighting and the safety-relevant systems such as security and escape route lighting, fire alarm and PA technology is required. Furthermore, the construction power supply as well as the dismantling and later reconstruction of the existing PV system (approx. 80kWp) with the respective owners is part of the scope of services.

Due to the ongoing school operations, the construction site time is to be minimized here. The minimization of construction site time should also be checked by the specialist planners.

With this procedure, offices are sought that will start processing immediately after commissioning (probably week 2 / 2024). In parallel award procedures, the services of the technical equipment (HLS) are awarded.
