The client is planning the expansion and energetic refurbishment of the Rainbow School, Harrenacker 1 in 37079 Göttingen. Planning and execution requires planning services for all HOAI service phases for the following service profiles:
- Project planning for buildings and interiors
- structural engineering
- Technical equipment for plant groups 1-6 and 8
- open system planning
- building physics.
According to the current status, total costs of approx. 6,000,000 EUR (gross) can only be assumed for the new construction project (1st construction phase) including ancillary construction costs cost group 700. The scope of costs for the energy measures on existing buildings (2nd construction phase) is to be determined as part of the planning work.
The client intends to award general planning services for the expansion and energetic refurbishment of the Rainbow School, Harrenacker 1 in 37079 Göttingen. The elementary school with open all-day facilities is located on the edge of the Elliehausen district.
First of all, the construction of a new building is to be realized on the city-owned land (meadow) adjoining the existing buildings in the south.
The room inventory is to be adjusted according to the client's standard. Replacement rooms are needed for all-day operation that has been provisionally set up in the existing building since 2015. A barrier-free development of the class tract OG should be included in the consideration of expansion planning. In addition to the new building extension, connection work will be required in existing buildings and, subsequently, few changes in use and conversions.
In addition, an overall energy assessment of existing buildings and new buildings is to be carried out. For the two existing school blocks, necessary renovations to the building fabric of the building envelope must be recorded and planned as separate subsequent construction phases. Sports buildings should only be considered with regard to the development of a heating concept, as there is currently joint heating.
The basic planning goal is to create functional, aesthetic and sustainable buildings. Sustainability concerns both the reduction of energy demand, the use of renewable energies and low-maintenance and low-consumption technology, as well as the use of durable and ecological building materials. The client is seeking certification, e.g. DGNB. In addition, passive house standard, in the KfW 40 portfolio, is to be achieved in the new construction project.

Special services, such as the preparation of a fire protection concept including acceptance of fire protection technology, preparation of escape and rescue route plans, preparation of a soil and pollutant assessment, SiGeKo, room acoustics, are awarded separately.
The service call is carried out in stages. After completion of work phases 2 and 3, there is expected to be an interruption in the final scope determination and overall project funding, which is based on the preliminary design/draft planning and the associated cost estimate/calculation.
It is currently planned to complete the new extension measure by mid-2024 and to use the new building for school operations after the summer holidays in 2024.
