Object planning of buildings and interiors according to § 34 HOAI, LPH 1-9, special services, step-by-step allocation
The school building of the school area (1 school building, 1 gymnasium and 1 sports hall) of the Jürgen-Fuhlendorf-Schule was built in 1971 and expanded in the following years (1988, 2004 and 2010/2011). Currently, about 867 students pass through the school daily during school hours, although the actual school building is designed for only about 650 students in 31 classrooms. This makes it clear that the Jürgen Fuhlendorf School has too few classrooms in relation to the number of pupils. In addition, the room sizes of some classrooms do not meet modern requirements. Therefore, the first step is to expand the school structurally. Due to the fire brigade bypass and the fire brigade installation area, not an extension but a free-standing building is planned as a classroom extension wing.
In the second step, it is planned to renovate the main building. For this purpose, a BAFA-funded energy consulting report was prepared by the engineering office R. Petereit on 30.04.2020. The main building of the school was repeatedly expanded in several phases over the years of use. Therefore, the need for renovation in the individual parts of the existing building varies depending on the respective year of construction. The extensions, which were built after 2010, are not to be renovated.
The preliminary cost estimate for the entire measure (both buildings) amounts to € 6,514,115.53 net (KG 300+400). These are subdivided into the new KG 300 building. 1.972.662,77 € net and KG 400 with advance. € 599,257.40 net as well as for the renovation of the existing building KG 300 with advance. 3.174.382,32 € net and KG 400 with advance. 767,813.04 € net. The above-mentioned upper construction cost limit of total. € 6,514,115.53 net is to be understood as a value to which the design must be aligned at all stages of the project and which must already be checked for its feasibility in the preliminary draft.
For this purpose, planning offices are invited to participate in the competition, which cover the performance profile of object planning buildings and interiors and have implemented similar measures in the past as individual applicants or in the project team.
The work phases 1-9 of the service profile according to § 34 HOAI are to be processed. The scope of the planning services for the measure includes the planning and monitoring of parts of the building that are fully functional and capable of approval. The assignment will take place in stages.
The following procedure is carried out:
In phase 1, potential applicants are invited to participate and submit the application with the required evidence.
In phase 2, the requests to participate will be checked and the number of admitted applicants will be limited.
The applicants of phase 2 may be invited separately for a negotiation interview.
